Salaries are just fine here in Nashville. I'm getting paid exactly the same as in suburban Chicago and my wife is making just a fraction less than she would make as a Pharmacist.

willamson home prices...indicative of, and most assuredly the single most reason we are currently in this mortage-subprime mortage mess---many people have too much house for too little income....

Where I just relocated from...those homes that are 375K here are twice to 3 times the price. Taxes would be 5 times more and higher. I paid close to 2000 for a 2 bedroom 1 bath condo. And there was no garage, pool or "common" area in the complex.

There are houses in Franklin, Williamson county for far less that $375,000. You have to realize tgat the people who spent that and more had a previous house that they sold. My husband and I relocate from NJ, but bought a house in Davidson County with was over $400,000, but we sold a house more than the one we bought, plus my husband makes much more than that average, Our downpayment was also about 75% from the previous homes we made money on, We did not touch our savings, and we probably live below what we could afford. Thus said alot of the people buying these homes are not first time homeowners,

You cn also look in Rutherford County which has excellent schools, and you could buy a lot for your money. Murfreesboro , would be an excellent choice. There are some schools there with the best ratings.
I have a College daughter living there by MTSU, and also a son who rented a 2 bedoom, 2 bath, apt for $300 less than he was paying for his 1 bedroom, in NJ.

Easy..if you are coming in from out of state, the realtors will push you into the newer Williamson subdivisons (Brentwood especially pricey) BECAUSE they get to keep prices articifially higher there, as the locals know the market better..it's 90% marketing, they pump the "schools" yada yada to suck them into overpriced generic cookie cutter builders transitionals on zero property close to highways and walmarts, and malls. Spring Hill is similar but lower on food chain...

If realtors or relo agents favor one moving to the franklin/brentwood area for the families with young kids...(where schools, commute time, close to ammenities, newer homes are important)...what other areas specifically would you rec? I just keep reading how franklin/brentwood is "the" place you need to be with regards to schools, yet further on city-data is leading me to believe that hendersonville, and also mt juliet and murfeesborough are VERY strong contenders. Is there crime in those specific counties, are they not considered upscale? What gives?

I for one have no problem saving some $$$ if I can get the same stuff in another town or county....LOL.

The Country Music Industry pays very well...as do some of Nashville's other top industries.

Moreover,

Belle Meade in Davidson Co is the EIGHTH wealthiest city in the entire country for cities with populations over 1000.

Murfreesboro and where I live Lascassas (ten minutes away) if you want a bigger lot with fewer taxes, good schools, family Mayberry type place ...My house would have been 20k more in Murfreesboro with a lot more in property taxes. Unfortuantely I am selling my house because we are moving. I hate to leave. I wish I could take the house and Lascassas with me

that is right. Some people don't seem to understand that the location is more important then the house itself. Houses cost more in high income areas because usually these areas are safer, have better schools, better shopping and entertainment, nicer neighborhoods, and most importantly higher class neighbors.
