Clarksville and Chattanooga do not look the same size. They do not feel the same size. They do not function as if they were the same size. It is not an apples to apples comparison.

They are also more isolated than Clarksville.

Clarksville isn't going to attract many folks from the Nashville area, because it's 30-60+ minutes from most of the metro. And Nashville quite obviously has better shopping. It's also important to note that the north and western sides of the Nashville metro are the least populous (in terms of core counties, not the tiny rural ones on the fringes). If you're in Dickson, or Springfield, are you going to travel to Clarksville to shop? Probably not.

Combined with this issue, Clarksville is right on the border with Kentucky, which has a lower sales tax rate. You pay 6% in Kentucky as opposed to 9.5% in Montgomery County. On food, it is 0% in Kentucky and 6.5% in Montgomery County. For every $1,000 spent, that's $35 savings on regular items, and $65 savings on food.

So, Clarksville's stuck between a rock in a hard place when it comes to shopping options. Close enough to Nashville where higher end and unique retailers may not feel the need for a Clarksville presence. Close enough to Kentucky where there is some tax bleed for Clarksvillians wanting to save some money.

Bowling Green isn't super far from Nashville, but we've already covered the tax situation -- plus, it is the hub for a lot of the smaller cities and towns in south central Kentucky.

Jackson is in a large void between Nashville and Memphis, and likewise serves as a hub for smaller cities and towns in the area.

This is an interesting article depicting the sango square shopping center. Also mentioned are the reasons Clarksville lacks retail such as low population density, low incomes, and the lack of infrastructure in place. However, the proposed center for the arts and civic center under construction are positives.

Default Publix, Sango Square, Clarksville, Tennessee

Publix has been officially confirmed to open a store at Sango Square. Publix's Sango Square store is projected to open by late 2018.

Can someone tell me what is being built on M.L.King (HWY 76) going towards the Walmart off Exit 11? It’s on the right-hand side before the Dollar General, and after the Super 8. Thank you!

Bids for the construction of supermarket Publix #1648 and shops at Sango Square are due Friday, 9 February.

The new Publix sign is up , right next to Dollar General on 76. I was told that construction will be starting in January 2019. Its really growing out here in Sango , lots of wrecks too

Construction of Sango Square should be underway. A January 2019 opening is possible if construction has begun.
