I have thought about it quite often. Nashville is on he same tier as Austin and Charlotte, once it gets a transit system, it's time to reevaluate. But a new soccer team and completion of 5th and Broadway definitely propels us in some way.

As someone who was priced out of California even though I love it but was fortunate enough to have my home of Nashville to fall back on, I can honestly say the High Desert is one of the most overrated places I've ever been.

I have friends who have a place halfway up the mountain outside of Palmdale. Nice and peaceful and lots of roads to cycle on that have no cars. But I was actually in Las Vegas where high and shopping abounds.

Nashville will slide into the Denver tier in another 15 years. Same goes for Austin and Charlotte of course.

Ironic. I've been saying for awhile that if Nashville plays its cards right, it'll become Denver in 10 to 20 years. I met a guy last night who lives in Denver but comes here for business and when I told him that, he said Nashville reminds him so much of what Denver was when he was growing up. Said if you take away the mountains, it's scary how similar the two are/could be.
