Charlotte Park is a good established neighborhood with increasing home values. There are a lot of long term homeowners there, even a few original owners. Most of the homes are brick ranch style homes built in the 60's-good solid construction.

I kind of think of Charlotte Park as being two areas in one. There's the part closest to Briley Parkway and the part further west (and which usually has streets named after Ford cars because it was orginally developed as an area for workers at the Ford Glass Plant to live). The western part is the better part of the area in my opinion. It's nothing fancy but liveable.

The only thing that might be "odd" about the houses in Charlotte Park is that, since they were built in the late 50's and 60's (as Mark mentioned), some of them seem a little outdated. I knew someone years ago that lived in the neighborhood and they still had pink bathroom fixtures . . . and a pink kitchen sink too, I think. Very 1963. I'm sure a lot of the house have been updated, but probably many of them haven't.

you do not want to live in charlotte park. look up the crime statistics if you don't believe me. i went to VU undergrad and grad. i have lived in nashville almost my whole life. but how old are you? are you married? you told us you don't like to drive, but nothing else. 200 won't get you anything in green hills but some of the run down townhouses or maybe a newer condo if it's small. the teardowns are 300K. 12S and belmont aren't bad and are more affordable, but they aren't perfectly safe either. the mid-town condos are really well located for vandy but i have no idea how much they are. be very careful downtown. shelby park LOOKS nice, but my husband and i have each had negative experiences there although thankfully they did not involve actual guns or anything. we don't go there anymore.
