Default What do you know about "charlotte park" versus "charlotte Ave" in Nashville

Nashvillians, please
Considering buying a single family home in zip code 37209, which I know is sketchy--I've lived in Nash 8 years now, in the Donelson area, but want to move closer to work (West End/Vandy).

What parts of West Nashville, considering Charlotte Pike running through it, get safer? Belle Meade and Bellevue are out of my price range unless I downgrade to a 600 ft condo with $150 association fees/month. I'm looking at the $115K range of homes, perhaps up to $135K or higher if I find a desperate seller.

I've heard the term "Charlotte Park", as a subdivision or area that may be up and coming. What have you heard?

What do you think of the 37209 area code just near or outside Briley Parkway? Is it important to be on the WEST side of Briley Parkway? Also I notice a lot of state names (Washington, Iowa, Nebraska) and intersecting north streets (23rd, 52nd--wide range), please point me to desirable pockets if you know them.

And yes, I do check the crime maps that are available on Nashville Police website. Just goes to show how zip codes and MLS areas don't help us home-seekers to the degree of granularity I'm looking for.

Any one live in Charlotte Park area?

Personally, I haven't heard anyone call Charlotte Park "up and coming", but I suppose it's possible.

And yes, I would probably look west of Briley Parkway first; the further west, the better. There's a few houses to the east that they've "fixed up" and they look pretty nice, but the area is still a little iffy to my way of thinking.

There's some newer homes that have been built between River Road and Old Hickory that isn't part of Charlotte Park but might be worth considering (I have no idea what the asking price of any of them are). And you can still find a few houses in Bellevue for less than $150K (look in the Harpeth Wood area). I live in Bellevue, by the way.

Default Charlotte Park area

I am the original post-er.

I thought I read something about the "plan of nashville" to improve diff. intersections of Charlotte pike becoming more mixed-use areas, with wider sidewalks.

Where in Bellevue? In your opinion, would a condo with association fees be worth it?

I'm a little east of where you're looking--north of charlotte and near 24th, but I'm certainly seeing new construction and other renovations over the past two years. From a grad student's perspective, west nashville is a cheap and accessible option to Vandy. I feel relatively safe here, and obviously the price of property is much cheaper.

I wasn't trying to talk you out of Charlotte Park, just giving you another possible option. I suggested Harpeth Woods because there's some small houses there and they are less expensive than some of the other homes in Bellevue.

I'm only guessing, but I suspect that the Charlotte Park area will improve in time, somewhat similar to the way Sylvan Park has improved in the past twenty years. It might never be quite as desirable as Sylvan Park, but the area seems to be on the upswing with the newer commercial developments that have been put in and as more people want to live closer in to downtown. Again, just a guess.

I think the house vs. condo question is one only you can answer. There are advantages and disadvantages to either choice.

Cedar Crest is in that area, but they're probably just a little out of your price range. There's some newer town homes just up the road from there (sorry, I don't remember the name of them offhand).

A "road trip" might be worth your time and effort. Drive around, see what's available and how you feel about the area. If you drive down I-40 between White Bridge Road and Old Hickory there's what seems to be some nice houses on the north side of the Interstate. Nothing fancy, but what seems to be a well-kept neighborhood that is still part of Charlotte Park. As I mentioned to someone the other day, I consider Charlotte Park as two distinct areas; the one closer to Briley Parkway/White Bridge Road and the one further west. I think if you can find something on the western part, it would probably be a reasonably nice place to live.
