Hi All,

We are planning a move to Nashville and looking at houses in Franklin. My research is mostly online right now and we plan to visit the area in 2 weeks.

My Question is regarding the HOA dues- Almost all the houses I looked at online have HOA dues. For example this one-

This house does not appear to be part of a community or atleast the listing does not mention that it is part of the community. If it is not part of a community, what are the HOA dues for?

We have a large dog (Labrador) and will need a fenced backyard. Can HOA restrict putting a fence on the property?

Each HOA is different and has different rules so it's difficult to make any blanket statements about HOA rules.

Seems like the majority of development in the Franklin area is HOA. It was not something I was used to moving from the northeast. Had a hard time finding a house NOT in an HOA. Some have more stringent rules than others. I had to get the deck I wanted to build, approved, by an architectural committee (Fieldstone Farms).



There are good and bad things about them . . . some are frustrating and some are postiive.


DO ask for a copy of the HOA rules and regs before you seriously consider any house. There are some homes NOT in HOAs, that are built in the unincorporated parts of the City of Franklin.



Not exactly sure where you can find such a map showing the incorporated areas but I think this has the city limits on it:

I know that Meadowgreen/Brookside roads just north of Fieldstone Farms are unincorporated. Some of these homes are NOT hooked up to city water and sewer and you might have to arrange for a private garbage company to pick up trash.

There is a pond behind that property that appears to drain from a nearby creek; it may be on the fringe of a flood plain and so a fence may not be allowed.

Those are all good questions to ask when you're doing your due diligence.

It's strange that listing doesn't mention that it's part of a subdivision.

Having owned a home not in a HOA (in CA) and one with a HOA (Franklin, TN) I must say I like being part of a community. Typically there is a pool and common area that the dues pay for. Also there may be community events or other repairs for common areas that the dues are paid for. Regarding the rules, I was apprehensive as I've heard of HOAs in Orange County which only allow certain exterior paint colors, or restrict what kind of plants are allowed. But as others have posted, it really varies, and the one we're a part of, it's not crazy like that. Hope that helps!

Thank you all, I am not planning to buy this property. It was just an example. Out of 10 houses I saw online, all of them had HOA fees. Maybe it was just my search.

Franklin is almost all HOAs unless you live "downtown franklin".

It is the dirty secret as to why taxes are so low. You are basically paying HOA dues that are non-tax deductible for services that many cities in the northeast provide through taxes like neighborhood playgrounds, community tennis courts, swimming pools etc.
