Yard care in Tennessee is ridiculously cheap compared to the Pacific Northwest. The lawn work on a small backyard in Seattle area would be same cost to maintain an acre in Nashville area.

You could buy a house on the "good side" of I-24 in LaVergne with a small lawn and flip it later or use it as a rental property later. That way you would be right by work and could commute to where the fun is instead of the other way around.

But the price is higher on them by a bunch compared to a few years ago, because they have been selling fast...

**UPDATE
After looking at google maps, both Woodland Hills and Charter Place have become too built out to add a short connector street. I'm not sure the developers who started Woodland Hills thought it would take 30 years for the "drifter motel" to go away.

Have you looked into condos, TexasBound19? Yard maintenance, Roof repairs, and exterior maintenance are part of the dues. The downside is you have to check out the condo HOA reputation to know they do what they're supposed to. Condos are a nice gentle transition from renting to owning and condos usually run less than a home.

I don't know about where it is where you are from, but yard maintenance in Tennessee is dirt cheap compared to West Coast (especially Oregon and Washington). I was looking at some country like properties with big land and had people who could cut my grass and maintain the yard of over an acre two times a month for like $80/month. That would cost me like $500/mo in Washington state. I paid $250 just to have a guy cut and weed a 1/4 acre for me in outer South Puget Sound. I had to So, depending on your paycheck and what you are use to, yard maintenance is a joke around here.
