Hi,
We are from Chicago and I have a job offer in Hendersonville. We have been to the Nashville area scoping it out & looking at homes. We really like Indian Ridge and Island Brook developments. We have found homes in each of these devlopments that we would consider buying. We have two kids ages 2 and 5 years old. Are these kid friendly developments meaning are there other kids of similar ages that my kids can play with, etc. I have to make a decision SOON so your replies would be greatly appreciated. |

hi there I live in indian ridge in WH..its very nice, you pay 15 a mont for assoicatoin fees, but you have access to the pool, tennis courts, volly ball court, like lil playground for kid and you rent out the bld htey have for partys and such...When i walk i see kids out with their parents riding hteir bike, its a very nice place..

I think he means Hendersonville. I know Island Brook is off New Shackle Island Road. It looks to be nice. Indian Ridge (near Hendersonville High) sounds like a nice place too. Six of one, half dozen of the other as far as being in traffic. If you are working IN Hendersonville it all depends on where you work. Island Brook is much closer to the Vietnam Veterans Bypass which makes it easier to get to Nashville, and it is close to Glenbrook which is a shopping center with Target, Kroger, Panera Bread, Kohls, etc. You would also be about a mile or so from the new shopping area that has a theatre and more upscale shops. You would be in the "mainstream" of things at Island Brook, for sure. Indian Ridge may be a quieter neighborhood.

I would be working in Hendersonville off of exit #3. I had thought that Indian Ridge was about two miles off Veterans Pkway which is not as close as Island Brook but not too far.
Just an issue of finding the right house in an area that has a lot of younger kids. |

They are both nice subdivisions, but Island Brook has provided some deals recently that has allowed and may for a little while longer, very below market value homes in a great higher end neighborhood. A couple of builders got foreclosed on there, and then a few others just dropped the bottom out of their prices because of the amount for sale...to get it sold. One of my clients just bought in there last month (but they also looked heavily at Indian Ridge), and got an incredible deal from a great builder who just dropped his price basically to cost to get his two homes sold. My clients are extremely happy with their purchase. He doesn't have any left, but there are others in there. The good thing is that the unfinished foreclosure homes have just been bought, with the exception of one (but it looks finished from outside) so those properties should be finished out and brought up to par with the other homes soon. I know for even the resales or some of the finished new homes there, that there are some motivated sellers which would probably help you get a better deal there. From Sept to the end of the year, their average price per square foot sold was almost $138/sf. This year, with the sale of several very incomplete homes and a couple of at cost sales, those numbers are skewed and drastically low because of that. But the last quarter tells you it's a high end neighborhood. The entry point has "normally" been around $400,000, but several have been bought under that recently. Most of the sales are going to be homes over 3000 sf.
There haven't been many sold in Indian Ridge this year, but of the three sales in the last 7 mos, two were just contracts to have a home built where they paid list price (which is typical) and then the third was a resale. There are varying prices in this neighborhood, but the entry point to it is more around $300,000. In the same quarter of the end of last year, the price per sq/ft was more like $131. This year, it seems to be averaging $128/sf so far for those 3 sales. Most of the sales are going to be homes under or right at 3000 sf. |
