Hi: I've been looking at a house for sale in the Hill N Dale subdivision. That's between Plus Park and Murfreesboro Rd (between I-24, Murf Rd, and Thompson Ln). The area looks like Green Hills or Crieve Hall, but is much cheaper. You still get the large 1960s ranch houses (most are 2,000 s.f.) and grassy acreage, but in the $160-180k range.

Negatives: Near Murfreesboro Rd, used car lots, payday loan places, etc.

Any comments on buying a house here? I'm a single, male, 59. Thanks.

Notice how emphatically I typed that. I don't even use all caps and multiple exclamation points when cautioning people about Antioch or Madison.

That area is AWFUL. The fact that you used "Murfreesboro Rd," "Plus Park Blvd," and "Thompson Lane" in the SAME SENTENCE to describe the location of that neighborhood made me shiver.

You won't find anything like Crieve Hall there and to compare that neighborhood to Green Hills is laughable.

You need to talk to a realtor about your options. There are plenty of better ones in the $160K-$180K range. PM me if you want the name of a good one that doesn't always abide by those idioting "anti-steering" rules and will guide you to a nice, safe area.

Those "rules" are actually federal law, with serious penalties for violating them.

Personally, I wouldn't trust any realtor who would willingly flout the law, and you won't find many realty companies who would knowingly tolerate that behavior, at least partly because of major financial liability.

The company that I work for used to be located on Plus Park Blvd. Lock-downs became a weekly event, and my employer finally moved.

Realtor or not, please look very closely at this area before you buy.

Default Give it a chance.

I realize this thread is old, but I did want to post for anyone who visits this thread in the future. My boyfriend and I are 32 and we have lived in the Hill N Dale neighborhood for that last 6 years. This neighborhood is a diamond in the rough. Crime is actually very low in this neighborhood (we have never had a single problem) and we have some of the best neighbors we could ask for. The demographic is a mix between older folks who have lived in the neighborhood since it was built and newer residents of young professional families. The appeal of the neighborhood is the ability to get anywhere in the Nashville Metro area in less than 10 minutes, well built affordable houses and large lots. Yes, the neighborhood is close to Murfreesboro Rd, but you would never know it. To draw a comparison, we have some friends who live in East Nashville, and they have many many more problems with crime and even had a homeless guy sleeping in their front yard during their son's birthday party. We also have had friends who lived in Green Hills and had their vehicle broken into THREE times while living in Green Hills. Since living in this area, it hasn't happened once. We love this neighborhood. We feel safe here. We have some of the best neighbors in Nashville. Give the area a chance.

Give the area a chance. Where Hill N Dale [abbreviation for] not listed in real eststate lists? We, family of 3 are relocating due to relocation of Firm, relocate or get laid off.

Researched Westside but this seems possible due to the price of housing vs Westside, zip 37209 and nearby. Flood Zone? My husband has been in 2 Floods growing up and prefers not to experience it again. Thank You

There areas off Mboro Rd. the Glencliff area, Briley Pky area between the airport and Thompson Ln. are actually nice areas. If you go into the Kroger off Briley/Thompson Ln. all you see is older people, especially during the day. It is the area right on Murfreesboro Rd, from I-24 to Briley, the apartments, and the clubs that you have to worry about...
