Default Panic!

Here's the situation. I just got a job at Vanderbilt medical Center and start the first week of Oct. Unfortunately my wife and I have poor credit but fantastic rental history. Apartments have either turned us down or asked for first and last months rent up front.(many complexes have lied to us by telling us they check your rental history when all they do is run a credit report)

We thought about renting a house from an owner or more lenient owner/ realestate agency. Can anyone help? We need a nice safe area and can pay between $950-$1150 2-3 Bedrooms.

Asking for first and last month's rent up front isn't unusual...might try craigslist

i never rented an apartment that didn't require first, last and security (sometimes security was optional) and I have very good credit. It is expensive to move since you basically need between 2-3mos rent upfront.

Same here. When I rented, I always had to pay that upfront.

Most apartments now only take first months rent and a security deposit which most of the time doesn't even equal a months rent, then there is pet deposit, if you have one, key deposit etc. If you have credit issues they are going to want more to be on the safe side. Just how it goes I guess. Private rentals probably ask more than then the complexes do. Would a co-signer be a possibility for you? A Guarantor?

I was caught off guard by the prices and requirements of apartments. Rent is about as much as a mortgage. I'm coming from Florida where all you need is first months rent....maybe that why there are so many problem tenants here in Florida. Unfotunately I have poorer credit(my fault, no excuses) so I will end up paying more money up front.

My wife and I looked at apartments in Hermitage. The complex is called Cherry Creek. Prices there are still cheaper than a comparable apartment here in the Orlando area. I cant wait to get to Nashville and leave the crime and bitter people behind!

It's always been that way. Given two equal houses, one rented and one owned, the mortgage payment is almost always less than the rent. The reason is that with the owned house, you pay the mortgage and taxes every. With the rented house, the owner has to cover the mortgage, taxes, maintenance and make a small profit.

I remember when the requirements in Fl were really tough. Now you can rent there for very little down and bad credit is no problem most of the time. The housing bust has made rentals there extremely plentiful and that is causing competition. Low rents, nothing down etc.

I have heard good things about Hermitiage. My brother inlaw rented pretty
cheaply there until he bought a house. Hopefully things will work out for you. Good Luck!

I lived in Cherry Creek some years ago. The people there were fantastic and I felt that you got a very nice apartment for the money. We had some very noisy, rude people living above us and the management was very diligent in making sure that it was taken care of. Plus, I always felt very safe there and never had any troubles with break ins or anything. I hope maybe I have helped a little and good luck to you!

I suggest this place due to its proximity to Vandy...great price point...wonderful schools...very safe and clean. Call and ask if they have any specials currently.

otherwise, you might check www.craigslist.com and there are many condos listed and may possibly not require so much in advance.
