I have a Shelter homeowners policy and just received a notice that my monthly payment is increasing by 46%. This was just a payment increase notification with no details regarding why.

I have filed 0 claims against the policy and if anything my home value has decreased in the past few years.

I will have to call the agent tomorrow but why on earth would it increase that much?

If you've had no claims, it's probably an across the board rate-revision.

I just got off the phone with a rep, he said Tennessee had a state wide rate increase.....BUT 46%

I have my little shack paid for so I pay it directly- I am wondering if others have seen this increase. It seems unreasonable.

They sent me a letter...and my agent...saying that ours was going from $320 to $1375 (Not a typo). My agent shopped around and the cheapest he found was $925. I told him we'd self insure. About a month later, a notice arrived saying that our premium payment of $320 was late and to avoid cancellation, pay it now, which I did. My agent said they screwed up, but if they accept the payment, which they did, they have to re-write the policy, which they did.

Not looking forward to next year. The car insurance went up by about 15% also. No claims there or on the home owners. I think we're paying for heavy insurance losses in other parts of the country.

It's probably because of all the natural disasters this year: tornadoes, flooding etc.

I had the same thing happen and was explained by my insurance agent that it was due to all the claims from the flooding, tornadoes, etc; it was a state-wide increase. Nothing like not budgeting for a $200 increase.

Last years Liberty Mutual raised ours from about $1k to over $3k.
I called Dave Ramsey's favorite insurance company and they got me better coverage than I had for about $850. It pays to shop around for insurance.
