Real estate in Franklin
How is the real estate market in Franklin?
I am looking for houses around 300k. What kind of
neighborhood would that put me in? For example...
out here where I currently live in So. Cali, 300k would
barely put me smack dab in the middle of South Central
LA, one of the biggest ghettos in all of the country.
Does anyone know if investing in property in Franklin might
be a good idea at this point in time?

Franlkin and Williamson County are very hot areas right now. You would have no problem getting a nice house for that amount. Are you thinking Franklin for any particular reason? It has become very popular for families with children because of their schools. Any other info might be helpful.

Well, there's a very good chance that you would find something you'd be happy with here in the Nashville area. Franklin is a great area. It is a popular location, so in the Nashville area it's one of the more expensive areas, but you can definitely find nice homes there for around $300,000. Here's a sample of what you can buy in Franklin around $300k. Even for an area that hasn't seen a ton of decline, there are still some great opportunities to get good deals because of the amount of inventory.

I think the real estate market here in Franklin is really great right now, ESPECIALLY in comparison to So. Cal (which is where I am from). My husband and I moved from Cali to Franklin one year ago & rented an apartment. We just bought our very first home in September. There is tons of inventory here. And trust me, you get so much bang for your buck here. That is one of the biggest reasons why we moved here. You are right, all you can get for your money in California is someone's tiny old cr*p shack. I know home prices have tanked there recently, but you still wont be able to get as nice of a home as you would here. Moving here was one of the best decisions we made. It's beautiful here, we love it!! Anyways, if you have any questions or if there's anything I can help you with, you can IM me.

Can I ask you how much you guys were paying for rent in Franklin?
To the person above who asked me "why Franklin".....well because I posted another thread in which I told everyone I was looking for a "quasi-affluent" area. I am self employed, but not a millionaire. I make more money than I could ever dream of in a normal 9-5 job, but at the same time I would not consider myself "rich" (based on California's standards) So looking for a nice area, but not too nice, if that makes sense?
Right now I pay $1480 a month for a dinky 725sq ft. apartment. My lease ends in 3 months and these morons want to increase my rent (should I go month-to-month) another $200 !!! I live in a nice area (Irvine) but $1700/mo. is just highway robbery. I refuse to pay it and I can only wish the same thing that happened to the mortgage industry, happens to the apartment rental industry. I refuse to be taken advantage of like that.
I also want to live in a suburb type of area, but at the same time would like to live in an area with a lot of single females (age 20-30) as I am a single male. I know it is impossible to determine which areas hold the highest percentage of single females.....but was wondering if someone could point me in the right direction?
My main concern is being stuck in a "small town" where the dating pool of women is significantly lower (and therefore harder to find a date), but at the same time, I don't want to be living in a major metropolitan area because traffic and too many people stress me out. Been there, done that for all my life in So. Cali so I want out.

Are there a lot of industries/major corporations nearby? (in case I decide to look for a full time job)
Is there a lot of crime/illegal aliens/undesirables etc?
Is that a good area to invest in a house in? (wherein ~10 years it will increse in value)
Are there any rivers/lakes nearby? I love to go hunting and fishing and run and ride my mountain bike.
I can't understand why such a nice looking house like that is priced for so cheap. $275k

That house is in Fieldstone Farms--a wonderful neighborhood close to everything--10 minutes from the interstate and Cool Springs (many corporate offices there) and 25 minutes from the heart of Nashville. My family lived in Fieldstone for 11 years and loved it. 275K is about right for that size house here. It is however in suburbia(I say that since you are single)--lots of kids and families but great schools and low crime--great for resale value. Harpeth River is in Franklin and lots of cyclists--I believe they all meet on Tuesdays (?) and ride from the elementary school that is in the neighborhood. Hope this helps.

I agree- FF is a nice development. Too close together for us, or we might have bought there. Saw a kitchen in one I still dream of...
Try realtracs dot com for the best search by neighborhood, own, etc.

Franklin is overpriced by Nashville standards. The housing market will get HAMMERED by the more recent carnage on wall street. Wait a bit. It'll be cheaper soon...

Fieldstone Farms is a great community. It has many sections, all over franklin, some more expensve than others. Its in a very good location, and it seems to be priced right. Imo, its a great investment.
