Was wondering if there are any other planned communities like Westhaven, but with lower priced houses, like maybe $175,000 up to $300,000? Half a mil is out of my budget, but I love the beautiful family neighborhood feel that Westhaven has...

Some sections of Providence in Mt. Juliet are built with that so-called new urban layout. Not sure about prices but wouldn't expect them to be near the Westhaven range.

You might be able to find something in McKay's Mill in Franklin. It's not exactly like Westhaven, but portions of it are similar. It would be at the high end of your price range, but if you are diligent you could probably pick up a short sale in the mid to upper 200's.

You're not getting gated for less than $300k. Anyway, why gated? It's not like the suburbs are the ghetto and you need to keep the riff raff out.

Lenox Village would definitely give you walkability and a town center for a much lower price, within the range you specified. It's a very active community with lots of activities and is pretty conveniently located as well. It sounds like the best option for what you are seeking. The main drawback I've noticed is the absence of a community pool, but that could always change. The benefits outweigh the drawbacks if this is the lifestyle you seek.

If you're willing to wait for it to build up, Carothers Crossing in Nolensville is being built right now with the same idea in mind. It'll have 4 villages with homes and 230,000 sf of commercial space, but 55% of the area will be green space with walking/hiking trails, etc. Some of the homes will be within your range there.

If you do not want a suburb, you can live in the city for the upper part of your range in a neighborhood in West Nashville like 12 South or Music Row/Edgehill. You might find one or two in Belmont/Waverly areas, but the rest of the neighborhoods in that area will be over your desired $300,000 limit. These are great areas for small communities with walkability and small area centers. You also have neighborhoods in East Nashville like: Lockeland Springs, Edgefield, and East End that are in very close proximity to 5 Points and offer a unique community experience there as well. If these areas are too urban for you and you need more options than the two above:

Here are the honorable mentions, so to speak.

As was mentioned, at the upper end of your desired range, McKay's Mill does not quite qualify for the same type community as Westhaven in the New Urbanism category, but there is a small commercial section in the middle of it with grocery, Walgreens and a couple of other stores and restaurants. It's not new urbanism, but it is not bad for what it is.

As was also mentioned, Providence in Mount Juliet is comprised of several neighborhoods that connect to the Providence MarketPlace. This does not technically qualify as new urbanism either, but it does do a better job of getting close to the action than most traditional suburb neighborhoods. It is also within your price range.

Sylvan Park, within the city, is just a hop skip and jump away from the bustling West End area, most likely by car, but if offers some limited walkability around it to a few things.

For any address of interest to you in any area, you can always go to Get Your Walk Score - A Walkability Score For Any Address to identify how far the house is from things such as grocery, drug store, coffee, libraries, restaurants, parks, fitness, schools, clothing and music, hardware stores and bars, etc. Even if it's not within walking distance, it helps anyone see how far they are to the conveniences they'll need. I've used this site with clients for over a year now and love it. It's not always 100% accurate, but it definitely gives you an idea of convenience whether you seek a walkable neighborhood or not.
