Hi there. My husband is being transferred to Franklin, the Cool Springs area, and we are looking into the Blackman area of Murfreesoro. I was wondering if this is a reasonable commute.

We had previously looked at Spring Hill, but we are priced out of that area. We are looking for a 3 BR./2 BA with either a den, basement, or bonus room and would like to stay below $150K.

Does anyone have other ideas we could explore? We have 2 children who will be freshman next year, so good schools are imperative. We do not want to rush to buy a home and are open to renting, for no more than $1K per month.

Blackman would be the best place to chose in M'boro, as far as the commute to CS is concerned. Depends on what time he's driving, but he's probably looking at about 35 mins.

I'm not a big fan of the two lane Hwy 96 that goes between Murfreesboro and Franklin, but at $150k and working in Franklin there isn't much choice for a reasonable commute AND good schools other than M'boro.

If the drive is more than you want, don't give up on Spring Hill or Thompsons Station just yet. No, there are not a ton of options, but once in awhile you'll see a 3 bedroom with a bonus come available just at $150,000. I actually saw one in each city at $149k, but they were under contracts. You can also have your realtor set you up on an automated notification because there are several right in the $165k - $169k range that could have price reductions. An automated notification would let you see that right away. Keep in mind that there is usually some negotiation, so you might be able to get some of the ones a tad higher than $150k down to $150k. Even in Franklin, you will occasionally see one dip close to that range. The lowest priced one in Franklin I saw with 3 beds & bonus was around $174k right now though, but I have seen really cute homes for $150,000 before.

Otherwise, in Murfreesboro, Blackman would be a great choice.

I lived in the Bershire neighborhood in the Blackman area and I have commuted to Cool Springs for the past 2.5 years. It's not a bad commute, especially if he can get an early start or stay a little late. Hwy 96 is usually not bad, but you can also use I-840. I am not sure if you will be able to find something for that price. We had rented and I know we were paying more than the mortgage payment.
I would say if you have to go farther West into Murfreesboro, just try to stay close to 840. Traffic can be awful around the Cason Lane/Medical Center Pkwy area.
