Default Brentwood area

I recently visited Nashville and I was especially impressed with the Brentwood area, as well as Forest Hills, Belle Meade and Green Hills. The east side of I-65 in Brentwood seems to have a lot more new development than the west side, and my question is which area is considered better and what are the pros and cons with regard to access to Vanderbilt, downtown Nashville, shopping and entertainment, quietness (airplane noise ?), traffic, prices, etc. Also, are the areas that are really far from I-65 to the east (close to Nolensville road) any good ?

Any input will be appreciated.....

Neither side of I-65 is really "better" than the other as it is all relative to each individual's situation. There are very nice developments and homes on both sides, but you are correct to be concerned about the distance from I-65 as traffic/travel time can become a big issue, especially if you are going to the downtown area. The roadways east of I-65 have not kept up with all of the new development so you do get backups during rush hour. As you get closer to Nolensville Rd you also have increased air traffic noise since that area is under one of the flight patterns. Most anywhere in Brentwood will put you within 10-15 minutes of most all of the shopping you need to do.
If what you are looking for is convenience to Vanderbilt I would consider the following areas in terms of the most convenient geographically: Green Hills, Oak Hill, Belle Meade, Forest Hills, Brentwood(closest to I-65).

Yes that helps A LOT. THANKS !!!!!

Forest Hills and Belle Meade are really nice but I think they are out of my price range and also I heard Davidson county schools are not that great (not sure about these towns though). I heard a lot of praise for Williamson county schools so that's another advantage for Brentwood. And it's a growing area which is a good sign, so the houses are not too old (I prefer to buy something 20 years old or newer).

Regarding the west side, I guess the distance to I-65 is less of a problem since most neighborhoods are not that far from the freeway. Additionally it seems to have slightly better access to vanderbilt via Hilsboro pike. And it's closer to Green Hills, the malls and Franklin (is that where all the corporate headquarters I keep hearing about are located ?)

The only problem is that there is a lot less neighborhoods to choose from on the west side, and also it seems to be a little more expensive in general. Is that correct ?

Just a side note: Hillsboro Pike goes through Green Hills on its way to Vandy/21st, which means there's a good chance you'll get caught in its congestion (depending on the time of day, of course). Luckily there are plenty of alternatives (Franklin Rd to Woodmont Blvd being one).

right. So after looking at the map a little longer I think I the ideal area for me would be close to the Brentwood high school. Unfortunately it looks like an expensive area, and the only affordable houses seem to be in developments along Holly Tree Gap road. Is that a good area ?

On the east side the most convenient area for me seems to be around Concord road between Wilson pike and Edmondson pike. There seem to be a lot more neighborhoods in my price range in this area, but it's a little less convenient then the west side. Any thoughts about these areas ?

user, any part of Brentwood is a "good area" to live as far as crime/safety, schools, convenience to shopping, etc. Generally the only distinguishing factor is the location in Brentwood as it relates to travel time to your work. The downside of Brentwood is price. You are pretty much looking at 300k and up unless you find an older fixer upper.

yes, I understand but I'm just trying to find an area within Brentwood that would be the most convenient with regard to the factors I stated. And the west side looks slightly better due to its better access proximity to I-65, Hillsboro pike, Vanderbuilt, Green Hills and Franklin.

I'm looking for something in the 500k range, and not older than 20 years.

On the west side you need to look at Willowick and Holly Tree Farms for the price range you are looking at. There are some developments on the east side of I-65 that are fairly close to the Interstate which gives you some options also.
There are also some developments close to I-65 in the Franklin/Cool Springs area that are just as convenient to get to Vanderbilt as parts of Brentwood and that meet your price criteria.

Hi there. I developed a Google Brentwood subdivision map that you can find here:
Google Maps - Brentwood Tennessee Subdivision Map


You'll find "most" subdivisions listed here (minus the smaller ones). It will tell you the years the homes were built which will help you determine which ones are no more than 20 yrs old. It will let you see those on the West and slightly on the East side that are convenient to I65, Green Hills, Vanderbilt, Hillsboro Pike and Franklin within your desired price range. You'll find that more of them than you'd expect start just slightly below your target range, but then can go up considerably from there. It's all within the map. It will give you an idea of the range in square footage as well. It will also show you how many homes are in the community as well as the neighborhood amenities.

You can click on any of the pointers and get directions from the neighborhood right there to see how close it is to your Vanderbilt/Green Hills, I65, or Franklin.

I was going to name them all out, but I thought this would be a better visual/interactive tool for you to use! Hope that helps...
