Default Williamson County.

we are in situation with where there a many relo options on the horizon. One of the new places is nashville. Williamson County is on our hit list of places to look at. But it appears that you cannot "touch" the county unless you are willing to spend at least 400k. Which makes me wonder if the IT industry is paying the big bucks (like the northeast or cali salaries) in the director roles within the organization. The cost of living appears to be still higher than other areas like Charlotte, Atlanta, plano. A couple of questions:

1. What are home taxes like in Williamson county?
2. Are there any reccomendations on subdivisions with the community pool and tennis? We are looking for more of a "master planned" community feel...for the residents of the subdivision.
3. Would like 1/2 acre of land if possible
4. 4-5 beds 3-4 baths, basement or game/bonus room (is that what its called?)--we have three kids plus lots of family..who visit.
5.2-3 garages
6. Price is based on what the taxes would be...but I would say 500k TOPS..otherwise we are better off staying put where we are..I would prefer 300-400k

7. Schools must be stellar
8. Close to all major/minor stores (grocery,drugstore, big box/mall shopping)--you never know when you need to get crayons for a craft project...LOL.

9. Are there any other countys or school districts or areas that are NEWER...that I can get the same above criteria..I dont need to keep up with the joneses, but we want stellar schools and more of a "new" feel to it.
10. We are willing to do 30-40 minutes into nashville(including rush hour---is there one?).

Also we are south asian (indian)..dont need to live right next door to my fellow south asian neighbors, but would be nice to go to a local eatery, local place of worship or even grocery store. Is there a community over there for south asians...and what are ethnic/race relations towards the south asians.

Pretty reasonable. $1500-$2500 per year for the homes I was looking at.

On your budget, that will be more difficult. Most newer developments just about anywhere are not made with the idea of giving people much, if any, land.

You're bumping your price range up considerably. I'd recommend doing some real estate searches on local realtor websites.

You're probably better off looking in Franklin than in Brentwood. If you really like Williamson County and are willing to go further out, Fairview has lower prices. Also, Nolensville has some homes that are in the same district as Brentwood, though with much lower prices, usually smaller lots, and longer commutes. Just be careful with Nolensville, as Antioch is located next door. You want to make sure you're zoned into Williamson County.

Hendersonville/Gallatin and Mt. Juliet (Sumner and Wilson County schools) are other areas you might consider. Both have excellent schools and will be more affordable than Williamson County. Both will entail 30-45 minute commutes into downtown.

Look into Sumner County, it will meet a lot of your criteria & you can be on or near the water.

An Indian grocery store just opened in Cool Springs which is a shopping district between Franklin & Brentwood. Home prices are cheaper in Williamson County than they were 2-3 years ago when we bought our house. Good schools in Williamson County too.

2. Are there any reccomendations on subdivisions with the community pool and tennis? We are looking for more of a "master planned" community feel...for the residents of the subdivision. some of the master planned communities are Westhaven, McKays Mill and Fieldstone Farms all are in Franklin
3. Would like 1/2 acre of land if possible You won't find that much land in the master planned communities most of the houses are on small lots but there are lots of open spaces, bike trails, playgrounds, pools, etc.

You should be able to find something that meets those requirements in McKay's Mill and Fieldstone Farms, there is a 5bd for sale for 560K right now in Westhaven. New listing.

7. Schools must be stellar- Schools are what you make of them. Williamson County has the best test scores in the state for what that is worth. Your kids will be with kids of other high achieving parents and there won't be the same level discipline problems.

All of the communities I listed above have or will have a grocery store inside them along with Walgreens closeby, etc. Personally I like that Cool Springs is close but not so close i have to go through the traffic every day and I can avoid when I don't need it

There is a new Indian food store in Cool Springs. You will probably find the greatest number of south asians living in Williamson County.
