Default Anybody do the FSBO in selling their house in mid TN?

I bought my house two years ago - can't afford the commish and come out even...I was planning on doing my own advertising...craisgslist, maybe FSBO.com..anybody have experience recently in this market?
I realize that agents have an advantage in marketing the house and I would be willing to pay the selling agent if they get the deal done...But as far as paying the 3% to list - I can't afford.
Options: craisgslist, FSBO.com, Daily classifieds, and other websites..
I havea ton of jpegs so I can email brochures.
I'ts a newbuild with 4bed/3 b, 3300 sq ft all on one floor plus greatroom and full bath upstairs ..all brick on an acre in Lascassas ten minutes from Murfreesb...i'ts brand new -I never even ran the dish washer! The job my husband was supposed to take here never panned out so we didn't even unpack...some rooms I have been in only to dust and clean...this house is unused...lol ...no kids..no parties..no nothing...it's in a nice subdivision in the estate section. No fees. I plan to price it aggressively.
Low taxes...1700 a year. I love the house. I wish I could take it with me.

IS there a reliable service that lists only for a fee? anyone have a good experience?
I am not looking to screw anyone, but it's not like I have a ton of equity as a cushion. I was always home to show and market my last house which sold before the open house...in that I am a cleanfreak, I make sure they removed their shoes on my perfect floors..

First,First,First. Check it out with whoever owns your mortgage. Will they let you rent it out? The insurance goes sky high when you do this and if you thinking about doing it without them knowing. I know of many people that own their homes outright. And make a tidy living just letting somone give them a bid down and payments. Then they have to reposes and start over again with someone else. When the people can't keep up with the payments for some reason.
I could go into it more but that is what has stopped me more than once. Sorry about that.

You ca pay a flat fee to list on MLS. I am going to DM you a link. You can put in the listing that you will pay 3% to the realtor that brings you a sale. FSBO sometimes is not enough. Listing on the MLS let's all realtors as well as buyers view your listing.

I sold my last 2 houses through Craigs List. I had an attorney lined up to handle the closing. All the buyers had to do was find the money. The first had no problem and the second paid cash. Both sold in less than 2 months. The last one surprised me as it was only a year ago right in the midst of this housing crisis. These houses were in NH and DE respectively, but CL would probably work here as well. That will be my first shot if we ever decide to sell.
