Why are inground pools so expensive here
I lived in northern Pennsylvania and had a pool put in for $28,000.It was a 18+43 lazy L pool. It included paramount vanquish in floor cleaning system, 8' steps with spa jets in them, 8' diving board, 6' slide, 325,000 btu gas heater, and a loop lock winter cover. also they did all the electrical not just from the equipment pad. no extra charge. and they also hauled away the excess dirt and no extra charge. and whats more amazing is they did everything but the concrete in just 3 days filled and ready to swim. Here the closest pool bid to the one i had there was $42,000 but with no heater or loop lock saftey cover or slide. those 3 thing will be at least another $7,000 plus here you have to pay extra to get electrical to pad and extra to haul away extra dirt. so to have the same pool i had up north it would be roughly $52,000 looks like they are making a heck of a profit on pools here.

One of the main reasons is that the bedrock level is so close to the surface in Middle TN and blasting is usually required, which is fairly expensive.

If they don't blast it out (not sure if they can do that if the house is already built) they have to hammer it out. Very expensive to rent the equipment, labor for the guys operating it and then they have to haul the rock away. Just taking care of the rock ledge they hit digging mine added almost another 25% to the cost.

ya i know about the rock but that is just another cost added on to the allready overpriced pool.

I got a quote of $48,000 for a 20x40 complete and they said if they hit ledge it would add about $6000. They are very expensive here. Maybe because there is high demand. In New England you can get a 20x40 for less than half that. It was 5 years ago, but I got a quote for $21,000 complete.
Materials cost runs about $12,000. Pool kit is around $6000 + concrete, portland cement and misc supplies. If you want to put on the GC hat, you can buy the pool kit and put your own crew together. It can usually be done for under $20,000.
