Mid-town is probably more "gay friendly" (I'm guessing, I'm not gay) and definitely more artsy.

I don't hang around enough in Edgehill to tell you much more. There are some great views of downtown from the hills in that area. I'm guessing that the $80k houses are the ones that haven't been renovated. Until recent years, anything south of Broad was either commercial, industrial, or run-down. Things are slowly changing now and the area is probably a nicer place to live. I don't have a problem betting that home prices in that area will continue to rise; but I'm no expert.

The industrial spaces are mostly utilized as far as I know.

Edgefield, Edgehill, or Midtown would all probably suit you (at least as well as any area in Nashville; this isn't San Francisco); each has some advantages and disadvantages.
