I'm curious as to why you think I described Murfreesboro. I visited Murfreesboro about 9 years ago and it was OK, but nothing that sticks out as THE place I'd want to move to, at least not the area that I visited, but of course that was almost a decade ago.

You mentioned that Franklin and Hendersonville are more conservative, and that's totally fine. Thank you for the suggestion on Nolensville. Will definitely look into that. $300-350 would be the mortgage. We could put down about $100.

Murfreesboro has changed a lot in the past 9 years, but I agree not much sticks out about the city overall.

$400K won't get you much in Franklin other than the bad parts. New construction is running $340+ for a 2/1 condo. $400 will barely get you a 3/2 in Nolensville. Hendersonville, Spring Hill, Bellevue are all doable. Cheapest burb within 30 minutes of downtown is Ashland City, the forgotten town.

The suburbs are excellent, but the downtown is way behind its peers, and sadly much much smaller cities.
