Brentwood area
I am considering relocating to Brentwood for retirement. I spent a couple of days there recently and found the area quite attractive with nice homes but did not find much retail, grocery stores, or restaurants outside of the cool springs mall area. Are there good restaurants(non-chain) and grocery stores close to the concord road area? I also noticed that lots are very large. I don't want all that yard work and was wondering if the Brentwood area had new or newer subdivisions with small yards. I looked at Westhaven in Franklin and found it very attractive but maybe too far from central Nashville plus a boatload of houses to be built in future years makes it difficult for resale if I later decide to move. Are there better areas for me to look at?

First question, why Brentwood in particular? Not to sway you, but the taxes are more vs. Metro Nashville to support the schools, which you have no use for. You could look at the Green Hills or Belmont area or the neighboorhood right around Vandy, all areas have townhomes/condos, so you wouldn't have to worry about the yard work aspect the areas are still very nice and there is an abundance of non-chain restaurants and grocery stores.
Living in Brentwood is suburb living at its best, so you'll get the larger yards, more of a drive to the grocery stores and restaurants (since people don't want those right near their homes for property value reasons) and more chains. You could also look at the downtown Franklin area, I don't know particulars about homes available right in that area, but downtown Franklin has the non-chain stuff you're looking for.

Would really like a new single level home with small yard 1/3 acre with grocery stores and shopping ( wal-mart, costco , home depot) within 4 miles. We are not considering a condo.

There is an abundance of new construction in Green Hills. My friend's parents bought something similar to what you're looking for there in that area, right down to the master bedroom being on the main floor in the Green Hills area. However, the walmart, costo, and home depots are around Cool Springs, which leads you to some of the other problems you mentioned in your first post.

momule, you will be able to find pretty close to what you are looking for in Brentwood, Franklin, or the Green Hills area of Nashville. That being said, how much you are willing to spend and what amenities/size you are looking for in a house could narrow your options considerably. If we had this information I think you would get more specific responses as to developments in these areas that have houses that come close to meeting your criteria.

Taxes in Williamson County are lower than Davidson County. When we moved 1 1/2 ago, our house value went up by $150K, and our taxes went down by a thousand dollars a year. We live off Concord Road and I usually shop at Publix at Nipper's Corner. There is also a Publix on Concord & Nolensville, but depending on where you live on Concord, that may not be convenient. There is a Kroger at both locations.
In Brentwood "downtown" area (around Franklin Rd. & Old Hickory) there is a Kroger, Publix, Fresh Market, & Harris Teeter.
As far as restuarants- what type do you like? We mostly eat in the Brentwood business district & Maryland Farms. There are lots of new good restaurants close to the Brentwood Kroger- Bricks, Kalamatas, etc. Vittles is great in Maryland Farms. Mazatlan is good for Mexican.
There is a newer zero lot subdivision at Edmondson Pike & Concord. Some of the Governor's Club has smaller yard. Brentwood Country Club has small yards, although the houses are older. I am sure there are more, but I can't think of any off-hand.

One more thing- Mere Bulles in Maryland Farms is good for a nicer dinner.

Property Tax Rates- Williamson County & Brentwood City combined- $2.75
Davidson County- $4.04, plus more if you live in the USD area or one of the incorporated areas.
So Williamson County has a much lower tax rate.

you might consider franklin too. There are a lot of houses that meet your requirements in Westhaven (except for lot size) and you can walk to Harris Teeter. All the houses are new.

Thanks for all the tips. I will look at cool springs. I like Franklin quite a bit but believe it is probably too far from Nashville. I didn't consider the older areas in Davidson county because I figured that there would be limited newer housing. One subdivision that really impressed me on realtor.com ( I have not visited yet) is the woodlands at copperstone. Does anyone have any information on this area?
