Oh, the tornado issue. We too miss basements. It's one of the big reasons we are moving to Brentwood from Franklin. Often you find basements when you have a house on a hill. They are most often "walk-out" basements. In MN, nearly all houses have basements, but it's certainly not the norm here. Pools are fewer here than in Memphis because of all the rock. It's way more expensive to build them here compared to Memphis. Most subdivisions have pools.

The $350-$450k price range will buy you a GREAT house in Franklin. No worries there at all. We just sold our house for around $350,000 and it was in a nice Franklin s/d and around 3200 s.f. Granite kitchen, hardwood floors, etc. I have friends in PA - I think you will be very pleasantly surprised when you look at houses here.
