That's part of the negotiation.
Up til now, the full sale of mineral rights has been part of the seller's rationale for higher price. We finally got down to a workable price and they met us there; with 50% retention of mineral rights. Partial mineral royalties, we're willing to consider. Mineral rights are an absolute deal breaker. |

I am facing a problem with a mineral rights issue myself Fred. I am looking at a nice piece of property in W. Nebraska that has everything I want. It is rough pasture with nice breaks and running water and two great wells. I will have to pay an extra $200 an acre to get all the mineral rights. I Do NOT plan on leasing those rights if I do get the property because to tell you the truth I have spent enough time around the oil patch to know that I don't want a stinkin oil well next to my house. Know what I mean? For that reason I will never buy land without the Mineral Rights. My heirs can drill some oil/gas holes in the ground after I am gone but not while I am here.

Which is precisely why we'd consider mineral royalties (ie, if we happen to accidentally find oil when we're drilling water or something) but no way is anyone but my husband or myself going to have a say in whether someone gets to dig up the back yard exploring. :P
