Market for Ranch Land in Western NE?
Asking this for a relative who inherited 400 acres of land near Crawford. The acreage is wooded and has a well. They lease it out to hunters in the fall and at times to neighboring ranchers for cattle grazing. They want to sell it - just wondering what the market is for such - although i suspect slow.
I believe it has been tested for minerals.
Would appreciate any info.

What a beautiful area! Would love to have 400 acres in that area (but no money)... If it has a good well and supports both grazing and hunting I'd think the market would be good.

I would start with some of the neighboring land owners, offer it to them first.

Actually the market is not too bad right now. Land values have continued to increase in Western Nebraska even thru 2008 with a slow economy. We too own land near Crawford. Live water makes it much more valuable. Depending on if they wish to divide or not, it could be quite valuable.

Your friend should do some searches at the Dawes co. courthouse in Chadron and see what land has been selling for lately.

Thanks y'all for the suggestions/info - I will follow thru with them. My aunt asked me to help her sell it. She did list it with a realtor last year but said he wasn't much help and told her nothing was selling at the time. I thought we could try craigslist,ect. The last I checked (a couple months ago) there were similar properties listed so I was kindve wondering if the market isn't saturated - lots of ranchers wanting to retire/ect. thanks again.
