Regarding water and water rights in Northern Nevada. Start buying. Word is Reno will be out of water in 3 more years of development. A pipeline is contemplated from Winnemucca to the truckee meadows and Carson Valley. Ranch & farm land will be at a premium.

how can I find out about the said aquifer I would like to know before I invest anymore money into the place, we plan on working on some desirable landscaping and researching trees that grow well in the area, also the sage brush on our lot during June and August is very green 5-6 feet wide but only about 3-4 feet tall. The lot right next to us has a well about 150 feet deep and is pumping 28 gallons per minute. You've peaked my concerns about moving forward.

The well you mention next to yours is a good indication of good water. I would start with the state water engineer to find out what is under your land.

Call the Carson City number and they will get you together with someone who can tell you about your local situation.
You can also talk to the local well drillers who will also likely know all about it. If they and the State Engineer tell you the same thing you are all set. If the story is different?
Then you need a water lawyer.

Thank you GreatBasinGuide, and all for the information on the area. My husband and I have been checking out the land auctions going on near Winnemucca for 40+ acres going for $9k+. I don't know what subdivision these are located in, but auction stated they're 16 miles outside of Winnemucca. I saw photo's of the farmland on the other side of the mountain, nice and green, so that must be the '20 miles east' that you were talking about. Thanks for the information! I'll check out your website also, as well as do more research in that '20 miles east' area.

First of all, don't whine, second let us go through their needs and wants, their statements, with mine in brackets. My wife set me straight on the Humboldt Ranch Estates, that was an RJ Beaumont operation. He owned 2 Bunch Palms in Desert Hot Springs, and developed Northgate, in NW Reno where McQueen High School sits, and is somehow related to whomever Beaumont Pass is named for outside Riverside.
Now, my wife's dad did the aerial survey work for Humboldt Ranch as he did for many Northern Nevada Projects including Incline Village, now he often took part of his pay in lots. Which is why we have property scattered across Northern Nevada. He took no lots in Humboldt Ranch Estates.
Hi all - we've purchased a lot at the Humboldt River Ranch Assoc, in Lovelock, NV. Will be building a home there and intend to retire there in the next 5 yrs.
Wondered what the Lovelock area is like? {quiet aside from freeway and train noise}
Is this area good for gardening (fruit trees, flowers, vegetables)? {almost, you can grow there with intensive soil improvement and lots of water, there is a reason the land was not used for alfalfa}
Since there is the Rye Patch Reservoir nearby, is it good for boating? {not particularly, it is an irrigation reservoir with attendant draw down, it is long and quite skinny, good fishing though I hear. I have considered sailing our small sailboat on it, but it has no esthetic qualities, unlike Walker or Pyramid}
What's the average rainfall like? {Annual precip is very low, although the Humboldt Range collects snow and releases it into the aquifer, mostly on the east side, which is where one would want to buy and live.}
I thought I read it gets maybe an inch a year - is this correct? {a bit more, but not much}
What's the shopping like for groceries? {none, Lovelock down the road has a small store, Winnemucca an hour away is the closest shopping}
Is a Costco in any of the major cities nearby? {There are no major cities nearby, Reno two hours away has all you need. Most outlying people make a Costco Winco run once a month fill the pickup with a thousand dollars worth of groceries and head home, the Schwan man is very handy}
Any other info is greatly appreciated. {ah yes, much other info is supplied which seemed to annoy someone, First and formost, there are lovely places in Nevada, find one, live there, If you just want cheap and flat, buy in Poverty Flats north of Winnemucca, cheap and next door to Paradise}

Lovelock is experiencing growth due to the mineral prices going up.
There are benefits from that I would not retire in Lovelock but I would
say it's a good place to make money.
It be your own business or working in a mining industry.
It's true we only have Safeway and a bunch of gas stations Motels a huge community swimming pool and farmland.
It's affordable to purchase a working Ranch but the climate is hot and very cold.
The 1.5 h drive to Reno and surrounding towns booming with new construction will make livable places here in Lovelock worth something soon very soon in my mind.
My prediction is with all exploration mining, first gold opening up a new gold mine outside of town we will have more services 5 years from now I do not think it will look the same.
But as far as paradise great minds think alike and Coastal California southern France Hawaii ,seashells,Bermuda are better for retirement.
