Interested in Northern Nevada Land - Help Please
Hello everyone!
I had some questions about some Northern Nevada land. I am interested in purchasing some and think I have found a good parcel, but wanted your opinion. The land is located approximately here: [url=http://maps.google.com/maps?ll=40.36119,-116.38347]Google Maps[/url] . Is this a good area? Alkali flats? Right now I am just looking to use the property for recreational use and possibly building a vacation home in the distant future.
Also, I was told that I could purchase 50% of the mineral rights (which are under a land-lease until 2012) for $50 an acre. Is that normal? My research has shown that this area is particularly mineral rich (not necessarily this parcel) and having the mineral rights is kind of a deal-breaker for me.
And lastly, I have read several mentions of being able to purchase N. Nevada land via public and local venues for a much better price than doing it from out of state. Any tips on how I could do this?

Watch out! Getting electricity, putting in a well, septic tank, propane tank, etc. will probably cost you more than the land itself.

A wind swept flat if there ever was one. notice the circular alfalfa fields, that is where the water is. If the other land is not being farmed, it is probably due to a lack of water. Now, if you could get back up in the canyon, that might be a great place.
Remember that this land is isolated, likely beyond your comprehension. Go out and camp on it for a few days before you buy.

Nevada is like Florida, people buying land without realizing what they are getting. Land is divided out here. One person can own the surface rights, another can own the mineral rights, a third can own the water rights and yet another can own or have an easement across the property to get to his land.
Also, you may have well water rights but it turns out you will have to drill 500 or more feet to get to the water. Depending upon what they have to drill through, you might have to spend $100 a foot to get water. Electricity in some places is available, if you are willing to run power lines to your property. Better check out the price of that also. You may end up running on a generator, solar or wind power. The septic tank is probably the easiest problem to handle.
Highnlite mentioned the land being isolated. There are places in Nevada that fool people. They look on a map and see it only 25 miles from a freeway or major highway and figure no problem. But when they actually drive the road, it is a 5 MPH road and will take you five hours to reach your property. His suggestion to go and camp on it for a few days is VERY wise and you really should pay attention to him.
