A "sand box" is unusual in the Nevada desert. The lifeless areas are generally playas, dry lake beds.

The seller sells land in the same way as yours is advertised, huge long rambling descriptions, not entirely accurate. The land he sells is always flat unattractive land.

He seems to sell to out of staters who have not spent time on the land and do not realize the harsh weather extremes, or that this land in no way resembles land east of the 100th meridian.

There are beautiful places in Nevada, he does not sell those.

Look at the photos, these were taken no more than 20 miles from the area you are considering.

From what we can tell sage is growing and there seems to be a good amount of it. We received other pics from our plot that look pretty much the exact same. Meaning it not just a pile of and with nothing at all in or on it.

But I am 100% taking what your saying seriously highnlite.
I do not want an 80 acre plot of only sand with bad water sources.

Please take a look at the coordinates I included, we checked google maps, google earth, county maps, and ect.
To us nothing points to 100% sand box where nothing grows, and there is no water in any source. (The state engineer seemed to agree with us on the fact that there was good water source in the area.)

This looks like nice land. We bought in Winnemucca off of Jungo road.

The pictures look pretty accurate from what I've seen down that road. I've traveled that area several times visiting a friend in those parts. Looks like you will be really close to I-80 and Rye Patch Reservoir.

Here are some more positives:
1. Amazing sunsets/sunrises
2. No noise pollution
3. The Oasis Bar outside of Rye Patch has AMAZING pizza and it is a really fun atmosphere for locals.
4. No humidity
5. Not as many bugs as Winnemucca or Reno (Winnemucca gets slammed with *mormon crickets* every year)
6. Only 5 registered sex offenders in a 50 mile radius. Very safe place to live. Zero Crime.
7. The student to teacher ratio is on average 13 to 1.

I rather enjoy the mountains in the Lovelock area... Geologically speaking, they are more varied in shape/color than other Northern Nevada Mountains. They make for great sunsets/sunrises.
