At the moment its impact is less than say Aliante or Providence. May become more important in the future. But that is some years out. I suspect Summerlin grows more than Coyote Springs for many years yet.
So one more master plan? We have several..and this one is in the boonies.

Sorry, I didn't mean to make it sound unimportant. However, combined with the current slowdown and the pervasiveness of other highly-hyped master-planned communities closer to the city, it is not being talked up as much as it once was.
Much of the hype that I see, however, is still coming from the developer or his agents themselves. As I've said, that's seen a lot in the Mesquite area also.

So, is this community going for the "new urbanist" feel, or is it just more sprawl?? If its just regular sprawl subdivisions then this is obviously a stupid idea. very stupid. Would be interesting to see if it becomes a "big city" (more like a big subdivision)
Anyone notice how generic the name "coyote springs" is? Sounds like something I would have named the city I created on SimCity back when that was new. I've never heard of a city with a generic name like that, think about it... phoenix, denver, albuquerque, la, seattle..... then, coyote springs, right? keep dreaming... this is stupid.
I find it funny you people act like this is it's own 'city' when it has to depend on the growth of the LV suburbs to even survive but its so far out its an exurb... which is what we dont want. This contributes to more sprawl and longer commute times.... how behind the times are the developers down there anyways? This is 2008 get a clue people.

Don't think the name is that stupid. Has a western tone to it.
As far as sprawl it is bound to happen througouth the SW. Coyote Springs is to be as sensitive to the environment as possible
That site was chosen because more than 80% of the land in NV is owned by the feds.
The LV valley will be totally build out is some 20 years, so satellite communities are the only option for growth for good or for bad.

It won't change just the nature of Lincoln County - White Pine County is going to be hit too.
This is the project that is de-watering ranches and farms up US-93 in Lincoln and White Pine counties. Perfectly productive ag lands, supporting a lot of wildlife, are going to be dried up and abandoned so that Whittemore can build his golf community. In future years, you're going to see a decline in the number of elk and deer tags issued as the feeding ground irrigated by the water moved by Whittemore dry off.
Personally, I'm hoping he goes broke and then some on this project.
