NEW NV CITY: Coyote Springs
For those that have missed it, there is a brand new city that is being developed and will soon sell its first house and is just an 1.25 hour commute from Las Vegas.
The city is called COYOTE SPRINGS and someday will be one of the largest cities in Nevada!!!!

One of the largest cities in Nevada?
All the same hype that some of the developers in Mesquite were saying a few years ago. I'd have to guess that it will be decades if ever before this place is one of the largest cities in Nevada.
So far, all I hear is developer hype. It will be interesting to see what happens, though.

It will never be one of the larger cities...
They started that place as an idea back when the housing market was so hot, people couldn't find homes here at affordable prices. Now i wonder just how popular it will be now that we are in a slump.

Well asides from the Las Vegas metro area cities and Reno, there isn't that much competition for being in the big city group in NV
Las Vegas valley will be doubling in size sometime in the not too far future so satellite communities are being developed. NW Arizona will be seing lots of growth also.

This is a Harvey Whittemore project. Whittemore is literally the King of Nevada, probably the single most powerful person in the state. The project is interesting. Lincoln County has a current population of less than 3,000 people. This town would dump 40,000 people into the largely unpopulated south end of the county effectively changing the character of the county forever.

I don’t doubt that there’s a potential for this place to become one of the largest cities in Nevada but in order to do that, it would obviously have to have a population of over 100k. That is if we’re talking about such places as NLV, Henderson, or other satellite cities to LV or Reno. So I agree, WildWest, Coyote Springs could conceivably be one of the largest cities someday discounting those satellites. However, I’m thinking it will not be in my lifetime.
I agree that Lincoln county could very well be the next hotspot for growth. There’s a lot of politics going on about what’s going to happen in Mesquite as it plans for its growth across the county line. It also abuts the Clark/Lincoln line and there‘s much talk about it straddling both counties.
I also agree that Whittmore is a powerbroker that can makes things happen. However, this Coyote Springs disucssion is nothing new. Whittmore announced the project back in 1998! He’s been trying to secure water rights since 2004 or earlier for this development. So I agree with Pinkstring in that the enthusiasm has died a bit during the slump. When things pick up (and they will pick up again but who knows when), perhaps this Coyote Springs hype will pick back up where it left off.
And yes, at one time there was talk about the Arizona strip (that northwest corner), Littlefield, Beaver Dam, Senic, etc. (especially places adjacent to Mesquite) being heavily developed but that has died down too for the time being, it seems.

Actually top ten city only needs around 15,000 people. Less if you don't count the unincorporated like Pahrump.

I guess that's true. The largest city in Nevada would be a relative term.
Places like Spring Valley, Sunrise Manor, and Paradise are unincorporated, correct?

Yup and some of the towns (like Lone Mountain) are even less than unicorporated. I guess unacknowledged would be the term.

You guys make it sound like this topic is old and unimportant.
There IS a new city being build and in near time the market will change and Coyote Springs will only grow and grow.
