Go to bed Eagle. I made a minor correction to your long and entertaining initial piece. You continue to argue with that correction for reasons I can't begin to understand.

In the rural areas of the State of Nevada as a practical matter anyone can drill a well for domestic purposes. The only issue is whether or not the water is there.

Ok, we're starting to get into the realm of "personal attacks" here so let's not take arguing about this water issue further.

Continued discussion in this thread should pertain to the OP's other inquiries.

Thanks.

Reading over Dusted Eagles post, it appeared fairly negative. I do not want to go into the realm of personal attacks, but it is not entirely factually accurate. The cities in Nevada that are along railroads started as division points. Reno began as a shipping point off the railroad for Virginia City.

The checkerboard land ownership is the result of the transcontinental railroad. The government gave every other section (one square mile) to the railroad corporation, not the workers, the railroad (in Nevada the Union Pacific sold the salable lands to pay for construction, but much of the land was worthless and the railroad still holds it. The government sections were open to homesteading.

The term is plat, not platte; 1. A piece of land; a plot.
2. A map showing actual or planned features, such as streets and building lots.

All towns are platted, that is just the word used for surveyed and mapped.

Can you fix your own car? Willing to wait for UPS to bring you parts? I waited 5 weeks once, for UPS to bring me a bolt for my thermostat housing. How about doing your own tune ups, replaceing your shocks, starter, alternator, belts, hoses, etc.? I even repaired my own flats and replaced and balanced my own tires. Got the tools for all of that stuff? A tow truck from Tonopah costs about $400, one way. Check it out!
One waits no longer for car parts sent via UPS than anywhere else, both UPS and Fedex deliver by truck from regional warehouses. I needed a starter outside Ely, I got it in 24 hours. The tire companies in Fallon, Winnemucca, Ely, Tonopah etc will come to your house to sell you tires, although you should have a couple of spares, a plug kit and a compressor at your place.

Got heat? Check out the propane prices. A 250 gallon tank might cost you $600 a month, that is if you also own several pairs of long-johns, socks, other clothes, and jacket and hat, that you wear in your house while the furnice is burning to keep water in your water tank. The propane company is in Elko/Ely, 200 miles away, and if you got snow on your roads, you wait for propane. Got a backup plan?
A 500 gallon tank will last 6 months easily, it lasts a year at our home. You fill in November before the snows hit and you will be find until warm springtime comes. I cannot tell you the price of propane today, but if you figured at $3.00 a gallon it will cost you $1500 to heat, cook and have hot water for six months. That is $250 a month. If you make it last a year as we do (we supplement with a wood stove) you are at $125 a month.

There are 18 incorporated cities in Nevada.

The Ponderosa Ranch is a small theme park near Incline Village, North Lake Tahoe, southwest of Reno, and has a breakfast and hayride in the mornings, in the summer months.
It has been closed and torn down for a year or two.

And, your land could be near a mining operation. Gold now is about $800 an ounce. Know how they get it out of the land? They use a hydrochloric acid slush, not to miss getting any of it!

Contained in heap leach fields and lined ponds, tough on birds but doesn't kill too many people.

Jilliew...be careful of letting that land go for too little. Gold prices are up and in the "outback" of Nevada, the goal for entrepreneurs is to buy cheap and either sell it on contract thereby making a huge profit on the interest over terms to an eager buyer or to lease the land for the mineral rights. If someone is soliciting you then you can bet they have done their research! Property in Elko County has increased 100 fold in 20 years. The economy of rural Nevada is completely backwards from the National economy....check the price of Gold. If gold is up then historically (with very few exceptions) the economy is in the toilet. Property values continue to increase with the increase in mining production. People are not opposed to living an hour commute from the minesite.

While Dusted Eagle is obviously down on rural Nevada, it is not really like that. People put in wells and there is all of the technology available here as anywhere else. Austin is the County seat of Lander County and its not 4 hours across the whole state, and yes it is small, but Battle Mountain is on I-80 and all of the 'notorious' mining companies are in this area. There is a national chemical plant (Coastal Chemical) that provides fertilizers to the entire west coast as well as a couple of power plants that service not only the mining industry, but our California neighbors. There are beautiful mountains, lots of rivers and streams, et. al.

The gist of it is, if you bought 10 acres for 1k...don't sell for less that 6k an acre. And as long as gold stays up there, your property will continue to increase in value. There is a rancher every 10 yards with a grader to cut out a road and miners are a self reliant bunch that are very happy to do it on their own if it means they have their own land.

Default Lot to sell or donate in Lander Co

A few years ago, my sisters and I inherited a lot (a bit less than 1/2 acre) located at Kingston Stream subdivision. Our father bought it sight unseen in 1973 for $6300. We listed it with the local realty company in 2003 for $5000 (was assessed at $5500), but have received no inquries of interested. We all live in WI, have no intention of ever making use of the lot, and have begun to think about the possibility of donating it to a charity. Any suggestions on how to dispose of the lot would be welcomed. Thank you.

Why not give it to someone that wants to live in that area? Or donate it to a church, let them build one on it. It's probably worth more by now I would think.
List it with another company and see if it sells.

That was great! I just moved out of my Victorian home at the Sutro Tunnel, below Virginia City. My landlord scammed me, and in a fake trial with the Justice of the Peace, I was evicted because my landlord produced forged document COPIES. The JP did not know the laws, I even recited them to him, and he laughed at me!.
Anyway, my home was pretty self contained. Have to have the wood stove, lots of lanterns, and I was okay during a storm. Always loaded up with food and booze, power goes out, and I remember in Virginia City it was out for 3 days. No one had heat during a blizzard. Luckily the casinos had no power, so they did not close, and it was a 24 hour party with lots of food and reduced booze.
I am considering moving to Alamo or Caliente. I have been reading various things, the most important is the Yucca mtn. project.
Does anyone have any advise on housing or land in the area? Maybe I will look at land there, I want to build a eco-friendly home, and be largely self suffcient, and off the grid.

You are absolutely right. I did not have a lawyer. So, the JP laughed at me, while I recited the laws to him. I was given free legal stuff via the telephone. I was too embarrassed to call my real lawyer, whom is one of my best friends. Later, I told him what happened. He said I ran into the trap of home town judge. A problem in NV.
No, I am not always loaded up on booze. I am a single female, approaching 50 years, and I am a target. I have finally accepted this, I was raised to not **** in my neighbors' yard, and to always treat others with respect, and behave like a lady at all times.
The reality sunk into about this, and I called my Dad crying, "But you forgot to tell me about the neighbors that not only **** in my yard, but also on me".
I will still be kind, caring, and polite to a fault, and will never change. I refuse to lower myself to the level of my previous Landlord, scum in the sewer. I sleep at night, I might cry, but I sleep with a clear conscience.
Does that make more sense Garth?
