I bought a 4-plex in Clarke County, Las Vegas just over a month ago. There were 3 units occupied when I bought it.
2 of the tenants are fantastic and paid rent immediately. The third is an incredibly rude, arrogant couple who refuse to pay rent and refuse to leave.
These people have no lease with me and as far as I'm concerned they are squatters. Am I able to remove their stuff and change the locks or do I still need to go through formal proceedings to go through the court and get an eviction order?

You probably need to go through the legal process. You say they have no lease "with [you]". Did they have one with the prior owners?

The Clark County Constable's Office should be one of your first stops, but you may have to fasten your seatbelt as it could be a very lengthy process.

I rented a room to a, let's call him a rental scam artist last year. First time I've had problems renting a room in my house, and I haven't rented out a room since.

This guy, I know for a fact, had scammed other landlords in the past, he knew his rights to a T. No written contract, as I've never asked for one in the past.

You first get the Constable's office to issue a 3-day Eviction Notice (which will cost you) and they charge $2 a mile to drive to your house and post it on your front door. If they don't evict after the 3 days, you return to the office and get a 5-day eviction notice (it will cost you once again), and weekend days don't count. And? they can contest it at any point in time, and then you go to court.

This scam artist, when I threatened to go to the Constable's office to evict him, with a big smile on his face, said to me: You know I can stay here another 90 days, rent-free! Horrors!

I finally paid him off, just to get rid of him!

Wishing you the best of luck!
