New to the site. I'm looking at a piece of land in Pahrump, just north of the center of town, on the east side of 160. I need a recommendation on checking for expansive soil issues and a perc test for a septic. Some idea on the relative cost for each test would help as well.

Also, how do I find out the status of the water and mineral rights for a piece of land?

Congrats on your decision to build a home. I can't speak to test costs, etc. I'll let someone with more knowledge speak on that.

The seller of a pice of land will/should know if they have the mineral rights to sell or not. Alternatively, if you get title insurance as part of your closing it should be determined if mineral rights are being conveyed or not. Seemingly VERY FEW parcels in Nevada come with their associated mineral rights, which seem to have been handed out long ago. I've seen some 40+ acre parcels in White Pine and Elko counties that come with mineral rights, but its pretty rare. Water? I'm not so sure.

Keep us posted on your journey... I'm considering a build as well, but I'm a few years out. I love reading about the experience of others, though. Learn bits and pieces.

welcome to pahrump! try the planning department (775-751-4249) or building & safety (775-751-3773) they should be able to point you in the right direction. they are located in the same building, on the north west corner of hwy 160 & basin.

at one point in time there were multiple well drilling companies here in town, they've kinda disappeared over the years. the only one i know of is jim pike (775-727-5435).

just curious, what's your cross streets? you realize north of town, on the east side of 160 is the dump? next to that are 2 recycling centers & a detention center. plus....the east side of 160 tends to get A LOT of run off from the mtns when it rains, meaning your yard WILL flood.
