Default Places to live with horses

We have horses and I just started checking into the Nevada area and I am wondering where the best places are to look that would be good for the horses and reasonably priced. We are retired, so jobs aren't an issue. We would like to be out on about 5 to 10 acres and about 20 minutes to shopping. It doesn't have to be major shopping malls, but a nice grocery store, Walmart and things like that.

Check out Winnemucca or Elko. Plenty of open space and both towns have the shopping you want.

I don't know what "reasonably priced" means. It can amount to different prices for different people. However, I would rcommend Douglas County. It's a wonderful place to live, although you can expect it to be more expensive than some of the more eastern towns like Winnemucca, Elko, Ely, Fallon, Wendover, etc.

Douglas County is a wonderful place. There's lots of horse property here. Residents take pride in trying to maintain the area's rural feel, although that can be a challange at times. Little by little the multi-thousand acre spreads are being parceled into 1, 2, 5, 10, and 20 acre residences.

If you're west of US395, perhaps along Foothill or either side of Hwy 88, you can take beautiful horse rides into the Sierra Nevada. If you're east of US395, much of the properties will back to BLM land. You can jsut ride out the back of your property into the Pinenut hills.

Douglas County also has the any of the shopping venues you would need on a regular basis. You will have grocery stores, Home Depot, Super WalMart, Trader Joes, etc. The grocery stores are in town and the other big box venues are placed at the north end of the county so they don't affect the open rural feel of the rest of the county. BTW, the county isn't that big, so the drive from something like Minden to WalMart is 10 minutes past open fields of cattle, horses, and alfalfa.

Douglas County would then provide for a 15 mintue drive into Carson City. Then, another 30 miles would get you into the southern part of Reno with a couple of bigger malls or other stores.

One last thing . . . Minden in Douglas County enjoys a good quality of life. The community is proud of its heritage, proud of its history, and takes pride in the development and planning for the community. It's a clean town where people are safe to walk the streets at any hour and greet their neighbors as they pass.

I got curious and ran a listing query for horse properties. Here's a few results from a query for houses in the Carson Valley. The following links are for a couple of hosues in the 5-10 acre range:

This might be a nice one for the price - on 1.75 acres

Anyway, there's a bunch more. I actually got 150 responses in the 1-5 acre range.

I hope this has helped a little. Overall, it looks like you can find a SFH (not manufactured) anywhere from the mid 200's all the way to multi-millions of dollars.

If I moved up north it would likely be to Douglas County. It is however reasonably expensive. You can do 5 or 10 acres and a house in Yerington for under 200K. That leaves you reasonably close to Reno. Pahrump can be done under $250K. And that leaves you less than an hour outside of Vegas.
