Default Caliente and Indian Springs

I've never been to either of these towns. What are they like? Why can't I find anything for sale there?

Probably because they're very small towns, and therefore have very little available for sale. When something does go up for sale, it's usually snapped up immediately, as there are tons of people who want to live there for the easy (relatively) commute to Vegas.

So is this dumb on my part? It looks to me like there is loads and loads of undeveloped land in these areas. Why isn't anyone doing anything with it? Holding out for higher prices? Or do the Feds own it all?

Indian Springs is about 2 and 1/2 sections...everything else is Federal. I would expect it is undergoing a bit of a boom with the Predators unit working out of the Air Force Base. I suspect the feds are unenthusiastic about growth because of the air base. Maybe further south a ways.

Cold Creek further south and west is actually bigger (about 4 sections)...but well into the mountains. Surrounded by Forset Service Land.

There are seven homes for sale in Indian Springs in the 150K to 300K range. Cold Creek is all half acre mountain retreats and starts around 400K...and that will get you less than 1500SF. Indian Springs is an area where I would expect FSBOs to be common so there may be more.

Thank you! I have been searching 89070 and 89008. Haven't found anything yet, just goes to show that none of the MLS sites are complete.

Thanks! I found them. Didn't look at land but not much available for homes. I will have to take a drive and look.
