Conservative somewhat libertarian population.
Limited local services.
45 minute drive to Las Vegas for many things.
Restricted water supply.
Nice weather - little cooler than Las Vegas
Significantly lower housing costs.
Big lots.

It is livable. But do not buy property there without understanding the properties water source.

if you purchase a house, without a well, on city water, you won't have a problem

if you purchase a house or naked piece of property, with a well, verify the water rights

if you purchase a naked piece of property, without a well, you will have to jump thru LOTS of hoops & pay LOTS of fees to develop that land



wide open spaces
privacy
live & let live community
only an hour to vegas
the sunsets here are amazing
