I'm not a huge fan of Yerington. We are equal distance from Yerington and Gardnerville. Gardnerville/Minden is great.

Thank you for commenting on these three. I've often wondered about Yerington. I know more about Gardnerville and Minden than I do about Yerington. I would choose the former two over the latter. Although, I wouldn't mind living in Smith Valley, either.

It sounds as if you picked an ideal place to settle.

We really are enjoying it. We are surprised that a few new homes are going up and the lots are selling pretty quickly

I bet you are. I know I would be. But don't let all the new growth surprise you. People are finding out about these little gems tucked away in states and soon will fill the space. Take lots of photos so you can look back and remember when your little valley wasn't a mass of sticks and bricks.

Y'all don't even want to know how much Smith Valley has changed since my teen years working on the dude ranches out there.

Why wayyyy back then, out there on Artist View Way, it was 40 acre minimum lots of sage and alfalfa with a sprinkling of Quarter Horse ranches in between.

The other dude ranch girls and I could ride 20 horses across out in the pastures rounding up the stray bulls that squeezed through the barb wire onto the neighbors 100 acres of marsh and alfalfa....

Side note: The real estate market is crazy hot, I had a local realtor tell me that only 13 homes are available in Carson City right now, as all others were under contract. Many homes have 'bidding wars' before accepting an offer. If you are looking for a home around Carson City, find an experienced agent to help you.

The whole area is nuts. There is a large house (5 bedrooms plus casita) a few blocks away from me, doesn't even have the view we have and they are asking $995k.

I am not either. If I for some reason needed to relocate up that way it would be somewhere in Gardnerville or Minden. Reno for a place for medical and other needs. I pass on Carson City or Yerington.
And by the way I would think we should move the state capital way south. Maybe NLV or a new city along the 95. Will start pushing that in legislative elections and those of the Clark County Commission. My nominal boss just got elected to the house. Will be pushing at her though she is a clear Republican.

That's terrible news regarding the RE market. It looks like your area has turned into what California's been experiencing the past several years. I hate to see Nevada become another California. I was hoping to maybe move to the Carson Valley but it doesn't look that that will be possible. I don't have deep pockets to outbid someone. I do miss country life, though and that particular part of the state is simply beautiful.

Try Pahrump or Sandy Valley. If you are Mormon compatible north up the 15. Nice country up there...but you need to be Mormon or reasonably compatible with Mormons. I generally get along well with our local Mormons.

I still have the view that I won't live anywhere with real snow, ice and cold...And I know what I mean - about a decade and a half in Rochester NY.

And you obviously are not paying attention. Las Vegas is an eastern suburb of LA.

Yeah, I'm not really interested in Pahrump or Sandy Valley. Out of all the areas in Nevada, I'm partial to the one I mentioned.

Wait. What? I obviously am not paying attention? First, I wasn't talking about Clark County and second, I was speaking about multiple offers and bidding wars with regard to real estate. But thanks for your input.
