Where is least ZONING!!??
Where in Northern or Western Nevada is there no zoning without being too remote? I hate zoning, keep parts cars and want unlimited housing density to keep costs down, so I want to know what towns have the least land use regulation???

I hear out there that without owning mineral rights, which I do hope to buy with whatever land I buy, and without zoning, strip miners can bulldoze your house and stripmine your homesite. I suppose that is the first necessary zoning I have ever heard of, but my question remains. Other than that, where is the least zoning?
Meaning more specifically, in what NV county or town can I live and have a small junkyard at my mobil home anywhere in that county or town? Where in NV are there no minumum lot sizes? junk car ordinances? unit density limits? height limits? minumum setbacks? seperation of houses and small businesses including light industrial and used auto parts? Where would I not have to ask permission before building something on my own land? Where is the housing supply (unit density) unlimited and therefore rents not increased by government regulation?

If your main objective is a warmer climate, Kenya or Somalia may be suitable for your criteria.

Kenya and Somalia are both anti-choice and I am not much good with new languages either.

I think the least zoning is somewhere off of Highway 50.

I personally don't believe that there is a chance in hell that you can buy mineral rights in todays Nevada.....but I may be wrong.....

I wouldnt sweat the minor details like setbacks etc, especially if your buying more than an acre. If you buy remote you will have less problems/ Just find some land for sale and call the county its in. Ask them the zoning for that parcel your gonna buy and see what they say. If theres no covenants or restrictions then you shouldnt have a problem with having a "junk" yard. Permits for building or placing a home structure is always required i think. Mineral rights are rare for most, dont expect any in Mining areas of nevada or anywhere else for that matter. If someone wants to mine minerals under you that is a rare occurence as well so I wouldnt even worry about getting the rights unless your investing a lot of money for the land.

The only regulations on housing will be those set by the state concering water wells and tax on trailers.
