Default We might be Nevada Bound?

Hello everyone, I'll try to ask some questions without making my ignorance glaringly apparent. And I'd appreciate any input offered. We are a young family, moved around a bit, looking for permanency. We have limited connections in Carson City and Fernley. In addition to possible homes, we're wondering about investment possibilities.

Now we're looking for information about Mill City/Lovelock/Imlay? I think it's Pershing County. Location is off-I80 and 13 miles from Lovelock. Located in the Antelope Valley? I am making a broad assumption here but I think those towns neighbor one another. I saw a listing for a property there.

I just don't know where to begin. The listing indicated it was 90 miles to Reno and I'm just hoping to get some perspective on it.

I've been trying to read online but I'm coming across a lot of conflicting information.

IF you are familiar with the area, maybe you have some answers to some of my questions. If not, I understand but I thought it was worth a shot!

Why would property be so inexpensive there? (No, we don't have money but relatively speaking, I would call the land "cheap" — which of course is concerning!)

Is the area private or desolate?

What are the weather conditions? (I've read that winters and summers can be quite extreme, with impassable snow to unbearable heat.)

Do you think the area is likely to grow? (I imagine maybe, people from the Reno area are moving outward to get out of the gridlock and maybe people from Vegas look to retire?)

As a multiracial family, do you think we'd be able to "fit in"? (I know this might be hard to answer but I don't know what the general climate is in NV. The honest truth is even when we are in the minority, we can be at ease but it's not always that way.

Winnemucca appears to be the nearest large town, what is it like there?

Of course, we would visit before making any decisions but I guess I just need to know if it's worth further investigation.

What are you looking for? Do you want to live in a town or out in the "boonies"?

Mills City is no city at all. It's just an exit off I-80. There is a T-A Truck stop and a motel there and that's it. Some people live in the area, mostly in trailers or mobile homes (and kind of run-down at that!).

Imlay is a small town that is kind of run down. It has a small store (hardly ever open when I was there) and a school. There is nothing to do there.

Lovelock is the county seat of Pershing county with about 1700 residents. Lovelock has been going downhill for years and many of the commercial buildings on the main street are boarded up. There is a nice public park with a community swimming pool. The economy is mostly farming, county government and servicing travellers who get off I-80 on their way to someplace else.

Land is cheap because few people live there and lack of water is an issue. The area is desolate high desert - but I like it .

As for the weather, winters are COLD and the summers are warm - in the 90's but with low humidity.

Winnemucca is the nicest place of all the places you mentioned. It's the county seat of Humboldt county and has a population of about 5000 (I think). It's a nice little town with schools, shopping (even a Walmart!!), a county fairground (a great county fair every year!!) and few things to do. The main street is full of motels, restaurants and a few casinos servicing travellers along I-80. There are forested mountains (Santa Rosa Mtns.) north of Winnemucca - actually north of Paradise Valley. There are also sand dunes near by if you have a dune buggy.

lets see lovelock is up above fallon, winnemucca is nice, there are alot and i mean alot of rednecks in nevada especially in the smaller towns so as far as an interracial couple not sure, i am not white so i know how i felt living in nevada. i saw alot of racist things in the smaller towns, but not the bigger towns. the weather i think is nice. its cold and snowing in fallon right now. cold most of the winter, but nice springs and summer. can get hot but i dont think its bad.

I think the biggest thing for you to consider is what job opportunitys are going to be available in these towns. I would say Winnemucca is your best bet for employment (obvisously if you have work lined up then this isn't much of a concern) being that its the biggest town of the ones you mentioned. The reason the land is so cheap is because its in a desoliate area (country living). The closer you get to a big town/city you will see the price goes up. It just depends on what you prefer and can afford.

The only Antelope Valley I'm aware of is relatively close to Reno (25 min.) unless it is huge or there is another valley with the same name? Good luck in your decision making!

Be very careful of "cheap" land if is it advertised on the internet. Contact the county's planning department to see if there are mineral rights owned by somebody else. This is very common in northern Nevada. Also find out if there is good access to the land. Quite a few parcels are land locked by BLM and other private owners. Is electricity close? How deep will you need to drill for water. Humboldt County planning department is a great place to start with if you are considering the Winnemucca area.

Winnemucca is a great place to live. We have been here over 10 years and our kids grew up here.

Be prepared to be at least 1 1/2 hours or more to a mall but the activities outdoors are unlimited!

Thumbs up Lovelock, Pershing County

Nevadabound;

We built our new home here in the city limits of Lovelock, and just love the ‘Small Town” feel. Being retired from 40+ years in the construction industry, we were able to build our new home here. However, we are selling the home, as we are heavy into Land Speed Racing (LSR), which are venues that are run at the Bonneville Salt Flats, and several paved LSR Events across the United States. The home has an attached race car shop (Looks like an RV Garage), with the required car lift to work on the 2 race cars. We are very quiet people, and the neighbors in the subdivision do not see or barely hear the cars when we fire (Start) them up. We’ll end up somewhere in Northern Nevada, needing some acreage to test the cars, maybe a ‘Remote-Quite Country Road” where nobody cares (Know Of One-Email Us?).

Jobs in the mining industry in Northern Nevada vary widely, the schools seem to be not “Gang Filled”, and the town is quiet and charming.

Someone will end up buying what is available in the downtown area, and will turn this town into a tourist destination when this economy recovers. That’s quite a statement, but multiple California Auto Racing related businessmen/women that we know personally have already relocated to what is called “The Corridor”, that being the stretch from Winnemucca to Wendover. These businesses sold their real estate holdings at the top of the market in early 2005 (We sold our home in Las Vegas on Jan 5th, 2005), leased their buildings back, have now downscaled those businesses, and are either relocated or relocating as we write this.


Good luck with your move, and it appears those on this message board can give you the ‘Correct’ advice you will need.
