Default Thinking (seriously) of moving to Genoa, Jacks Valley, New Washoe City. Appreciate feedback.

Hello All,

I have read as many posts as I could but still have a few questions. I hope some kind folks could help.

My wife and I are looking to retire in a few years. We are looking to buy 1.5 - 3 acres very soon and build our retirement home in a little while. We are coming from nearby, just the other side of the hill - Loomis.

We have already visited and looked at lots in Genoa and Minden area. My questions are relating to wind and rainfall. I can't seem to find weather data for some of the smaller areas.

1. We don't like wind, both having grown up with high desert winds. Which of the listed areas have the least wind?

2. We like rain (but not too much snow - a little is OK but we prefer to "visit" the snow). Does anyone know the average annual rainfall in the Jacks Valley area and New Washoe city area? Even just relative, more or less than Genoa, is good. I've read that Genoa is around 7.5" and Carson City is around 11.5". The more rain the better for us.

3. Can you give us a "feel/your opinion" for those 3 areas? We plan to build a nice 3200 s.f. home with all of the latest energy efficient features.

well it is windy-all the time. i lived in gardnerville and in carson city. when i lived in gville, in the winters the wind would hit so hard our back fence fell everytime. it can really blow there. it does snow. i remember my first night in gville, we moved in on the night of march 31 and i had beautiful lilacs growing in the back yard. when i woke the next morning, there was close to a foot of snow! i was so upset. it killed all my lilacs. however genoa, jacks valley gville minden all beautiful areas. washoe valley is so windy they have wind advisories often. the wind comes right down off of the hills, and it gets cold!
oh yeah and it doesnt rain too much. not enough actually

I'm about halfway between Minden and Carson, and it can get pretty windy here, espeically in the early afternoons. I like it, so it doesn't bother me except during fire season when it makes me nervous.

I've only been here a couple years and so far the snow has been nothing much to talk about. I've not had to shovel at all this year. Last year, I think I shoveled twice. As for "visiting" the snow, there's plenty of times we don't have a flake, but I can look out the window and admire the white mountains. You're not going to see much rain anywhere around here. I mean...it's high desert.

One thing to bear in mind is that Genoa is tiny and when it does snow, the roads aren't cleared as fast as here in the valley floor.

Another thing that might be in favor of Minden is that it is full of Cali transplants. There's not as much....how do I put this nicely? There's not so much tension between natives trying to make ends meet and incoming well-to-do relatives. That's not very tactful of me, but I've lived enough places to pick up on it when I see it. Fortunately I don't get that kind of responce because I'm from back east.
