I live in reno,but i used to live in carson city,and worked out in dayton,the schools in dayton are great IMO,the community is friendly,but it can be pricey to live there.IT took me about 20 mins to travel from carson city to dayton,It can get real windy out there,but thats anywhere it's always windy here,alot of dust,and not alot of shopping there.You would have to go either to carson or even reno for magor shopping.But overall it's a nice little town.

I have noticed not many rentals in Dayton. If anyone is aware of homes that may come available, we would certainly appreciate it! We will be headed that way the first week of June.

My husband and I have lived in Southwest Reno for 8 years, we are looking for a nice place in Northern Nevada where housing is cheaper. We drove out to Dayton today and it looks really nice - we saw some houses on the Carson River that were under 400k. The shaky RE market is a bit scary right now or we probably would have put an offer on the house and put ours up for sale. We currently are at about 5k feet and really get quite alot of 'weather' and since we are on top of a hill the wind is horrendous. I am curious about Dayton property taxes, how the RE market is holding up there pricewise, and if it's as windy as SW Reno...

I live in Dayton and there are actually tons of rentals. Look in the Nevada Appeal also Beverly Realty and Coldwell Banker in Carson City. There are also a lot of rentals off Fortune Dr passed Smith's.

I moved from the Bay Area to Dayton six years ago and here's my opinion on my little town.
It's a nice quite little community that has grown by leaps and bounds over the last few years, even though there's not really much here. It is a nice place to live and there are people from all over the country and the world that have moved here. Schools are average, weather is mild with light snow in the winters and perfect temps during the spring/summer. It IS windy here and I had a problem with allergies for a few years, which i never had problems with before, but I have a handle on them now. There are tons of rentals and prices have gone up. One can rent a three bedroom home for $1200 (which I imagine will come down with time) or a three bedroom townhouse with a yard and a single car garage for $750. The rental areas have become a bit run down in my opinion. I'll probably catch hell for saying this, but I wouldn't buy a home in this area right now as prices to me are inflated. The last few years have seen an influx of investors who have really inflated property values here. I know of several people in town who are in over their heads with their mortgages as I find are many of the investors. My wife and I have no plans on moving so we are not worried about the real estate market ourselves, but I wouldn't recommend a home purchase in this area to anyone right now. If one were to wait a year or so to buy, I am sure one could find a fantastic deal on a home. |

I have also been trying to find a house in Dayton with no luck! The rent there seems to have jumped really high in the last year!
which confuses me with the property market the way it is you would think owners would take the help with the mortgage. instead they seem to be getting greedy! I have noticed allot of homes are empty, and yet I have been looking for a good 5 months for a house with no luck! I have been checking the Nevada appeal and craiglist with and if there is something they want a sky high price, and I am sorry, but 1300. for Dayton no way! you can rent a NICE house in Carson for allot cheaper! I mean 950.$$ for a 3bd house is fair if you count in the commute and the gas. I do believe there are allot of investment owners out there who really have no clue! and sadly they are going to sit on those rentals! most of which are still in the paper! For any one looking for a rental in Dayton! Check the surrounding areas before you commit! there are allot of people who have homes Dayton out to take advantage of the fact you are not from the area! and you will get stuck in a lease. There are allot of nice homes in Carson and Reno that are going for cheaper then Dayton with no commute! make a smart decision! People who move into a area not knowing the property or rental value and rent a home that is priced higher then it should be sets a trend! and that trend could be disasters for a community and a small town economy! and as far as shopping there, Smiths has got to be one of the best stares around! the prices are fair and the service is awesome. why would you want to go to Carson and pay more??? Small town community small town pride! If you don't believe this can happen look at what happened to Merced County CA. once a small agricultural community, then a bed room city to San Jose! and now the third highest over priced place to live in the US. the typical job in that area is minimum wage the typical rent is $1400. a month. don't let this happen to Dayton. it is to nice of a area! |

I disagree that homeowners are "greedy".
There are ALOT of foreclures, not just in Dayton, but all over. The people that got those ARM loans and can no longer afford their payments often first try renting their home out to someone who can. Most of these homeowners cannot afford to charge a $900 rent fee and then pay an additional rent somewhere else for themselves. What they charge will necessarily have to be closer to what their payment is. Even if the homeowner is not on an ARM loan, the chances of his payment being much higher than $900 is significant if the house is newer and he bought it only 2 or 3 years ago. Owners like this are trying to wait out the market by renting their home out vs. losing $100,000 should they sell now. That's not greed, just survival. |
