Have tried the local online paper, City of Mesquite website, I do know about the casino "hiring center", also tried monster.com.

I am aware of the biggest employers in Mesquite. Just wanted a "residents" opinion. KWIM

Selecting categories on the Chamber Of Commerce website will provide some "potential" employers. Also try an advance search on the Nevada Job Bank website (my browser always prompts a security warning, but it is a valid state link).

Mostly Las Vegas positions . .

Hi everyone,

This is my first post so I hope that I'm doing things the right way!

After reading the entire thread I have to agree with the majority that Mesquite is a wonderful place. We had looked into the Phoenix area and Vegas but they are just tooooo busy. We want to feel part of the community and really enjoyed the small town feel of Mesquite. People were great and the cost of living was very reasonable, golf courses are awesome. We were down in Feb of this year to do some golfing and to also look at buying some property. We're from Calgary, Alberta, Canada and need to get away from snow....cold....did I mention how much snow we had this year!!!

Anyways there were a few areas that we really liked, Highland Hills, Highland Fairways, Mesa Hills, Vista del Monte and Copper Bluffs. If you know Mesquite, these are all Gated Communities. All are Adult with the exception of Copper Bluffs and Vista del Monte.

I'm hoping that someone can help me with a question that I have. How or can you buy in the Adult Communities if you aren't 55? I've talked to a number of realtors and none of them can give me a straight answer.

I'll be 50 in August of this year and want to buy in a laid back....quiet....safe....gated community. We had looked at Sun City and like most, we really liked the development. The thing that has put us off is that although the base prices are good.....they nail you on the upgrades and the lot premiums. So in the end their prices are coming in at par with the communities that I named above. I also found that since the sales staff is on commission and unless you are going to buy "Right Now" they don't have the time of day for you.....which surprises me because my realtor said they were behind on their sales. The Golf course looks great and the club house is magnificent. We are still considering Sun City because we can buy there as long as we are 50 when we take possession. One of our concerns is that Sun City has very little in gated areas except for the Series 4 areas. We intend on using the home for a few weeks at a time during the winter and then substantially more when we retire in 5 years. so we need to feel that it will be secure when we aren't there.

So can anyone give me an answer on the ability to buy in and Adult Gated community when you aren't 55 or maybe suggest other areas where we should look at buying that are reasonable?

On more quick question for anyone that has bought in Sun City. What kind of incentives where you able to get when buying. I see that they had the "Spring Fling" where they were offering $10K towards rear landscaping at the end of April......do you know if you can still negotiate this into the price?

My only suggestion is to not take too much stock in whether the area is gated or not. Having lived in a gated townhome community, if a thief wants in, they will find a way in. A lot of times, residents are too free in giving out the gate code, and the "undesirables" get in that way. My main gripe with gated communities is that a good portion of your HOA fee will go to keep those gates operational. One year, the HOA spent over $20,000 repairing the gates! It was insane!

Thanks kvmo3160.....I was looking in the mls listings and would you believe that one of the realtors had actually put the gate code in on the listing!!!!!!!!!!! I won't say for what area to protect the people living there but I think that the residents of that community should have the realtor fired....fined or something. I wonder how many of them know that their gate code has been given out to anyone who uses the internet???

We'd prefer a guard gated community but there isn't anything like that in Mesquite....just being so far away when we aren't there......gated gives you some peace of mind. But as you said if they want to get in they will.

We own property in Mesquite....but still live in Calif......hoping and praying for the big move next year. Our place is in one of the gated communities you mentioned. Our tenants have renewed their lease for another year (which will make five yrs. they have lived in our home). I would say that's a great recommendation for the neighborhood and the area.

Talking Mesquite nevada

My husband and I are very interested in moving to the Mesquite NV area in the next few years. We are taking our send trip out there this winter to familiarize ourselves with the city. Love DelWebb, but getting pricier by the month. Is there any other places in Mesquite such as new housing developments? Also being new to this city, I am reading about one side of town being not as desireable as the other side, curious as to why since the town is so small. Any information or opinions would be greatly appreciated, we are trying to learn as much about the city as we can. We love what we have seen so far during our last vacation.

In response to North Country's question about being age 50 and purchasing in an over 55 community: Federal law regarding age restricted communities mandate that 80 percent of units have at least one person in the household age 55+. The rest of the household can be younger as long as no one is under age 19. The law then allows (up to) 20 percent of units to be occupied exclusively by persons under age 55, but at the discretion of the developer. In other words the developer doesn't have to allow any household to lack a member who is 55+ if they don't wish to, but they can if they want to. The developer also has the right to set the lowest age restriction within that 20 percent (or less) which is usually age 50 or 45 or even 40 but no younger than 19. Once the developer sells out all of the units and leaves the picture, the homeowner's association takes over and the 20 percent allowance is then extinguished. All resales must be to households with at least one member 55+. The exception is if the homeowner's association through majority vote at a later date decides to continue to allow up to 20 percent (of resales) to be occupied exclusively by younger than 55. The association sets the particular lower age range.

Interestingly enough though, anyone aged 18 or over can legally purchase in an age restricted development but may NOT be able to live there if they don't qualify under the above guidelines. They could either rent the unit to person(s) 55+, or if the developer restricts rentals they'd have to quickly resell the unit then, ooops.

Also if one spouse in a household is under 55 and the over 55 spouse dies before the the other attains age 55, the under 55 spouse has the legal right to continue living in the home since they'd initially complied with the age requirements.

Del Webb (and some other builders) usually but not always allow 10 percent of units in their communities to be occupied by persons age 50 through 54. When the quota's met, no future units sold can be exclusively occupied by persons under age 55. Sun City Mesquite has this "10 percent rule", as well as Sun City's in Las Vegas and Arizona. The exception in Nevada is Del Webb's Sierra Canyon in Reno which doesn't have the 10 percent rule.

Additionally, some states (such as California) have laws which mandate that 100 percent of households in age restricted communities contain at least one person age 55+. No 80/20 exception, and the state law trumps the federal law in this case. Prospective buyers must inquire at each age restricted development they're interested in as to the particular age exceptions or allowances if any.

North of I-15 is supposed to be the more desirable area from what I've gathered. Mesquite is rather small now but is expected to grow tremendously in the next few years.
