I live in SunCity and bought a series 4 home in Branding Iron. Mesquite's drinking water has almost three times the federal limit for arsenic, and the Environmental Protection Agency has given the water district until 2009 to bring the drinking water into compliance. Five new treatment plants to do just that could cost $17 million.
I pay extra fees to live in a gated area. However, the gate is never closed in the day. We have people driving into the area all the time that do not live here. At the same time we have a problem with Arsenic in the water we were not told about at any time by the SunCity group. I would advise anyone thinking of moving here to be ready to pay about 5K for a water system that may save your life.
And do not count on the gate in Brandig Iron to work...besides every worker in town knows the code. But hey the homes are nice.
The golf course is a year behind in being built, the club house is not open at night .
oh and just so you know, you can not sell your home before a year is up, no matter what! Or they keep any profits..best to check and double check SUNCITY MESQUITE.

HI,
We were just out last week and looked into moving to Sun City. Do you like it there? What is your feeling about the area. We also went to St George and looked at Sun River, but the difference in the quality of homes and the extra upgrades at Sun River were too expensive. Any help would be greatly appreciated!!

Question about Sun City
A few of you live in Sun City. I have concerns about the "closeness" of the houses. Are you bothered by noise from your neighbor, or have problems maintaining privacy?? We are considering series 1 or 2 homes.
We drove through some of it and thought the neighborhoods felt like "row" house type communities, really congested compared to other Sun City's we have visited.

I thought the same thing about how close they have layed out the houses during our visit out there last April. It seems they are trying to cram as many homes as possible into their available real estate. Considering the geographic location and the fact that it is a retirement community I would have thought the lots would have been bigger. I'm not looking to live right on top of other folks. I do that now where I live but I'm looking for more elbow room when I retire.

Housing Market
How is the current housing market in Mesquite. Traditionally things start to pick up this time of year. Being a small resort community, have your housing prices dropped much?
The market in Michigan has tanked, and it hurts to see what houses are going for IF they happen to sell.  This will definitely delay our plan to move west for the time being.

Thanks for the link. I have been monitoring the MLS, but that doesn't tell me what is actually happening with the Mesquite market, are sales strong, or what is the actual sale price? I was hoping for more first hand info, not realtor generated. KWIM? Everything I get from a realtor states, "it is a great time to buy!" Been getting that for years.....of course it is, that is what they do! LOL

Is Matthews Homes still actively building in Mesquite or did they pull out?
