Windows Local Live has a great Bird's Eye View feature of some areas, like Nashua. It's a great resource! There was a listing a client was intersted in recently and I wasn't sure where the street was. Looked it up on Local Live and sure enough - the house abutted the Everett Turnpike/Rte. 3! Of course the listing sheet reads, "close to highway" LOL. You mean right on the highway! LOL

I'm using google earth and a few other tools/satellites to my benefit, of course I realize this is not pinpoint accurate but gives a general idea of the topography etc.
The last place we went to see yesterday was a complete and utter joke again. The seller is a realtor, our realtor (who is our buyers agent, and only became that two days ago, we never signed anything before that.....) had said this house was a modular.
Upon arriving, I looked at the house and just started to laugh. My wife looks at me, and I told her, hold your breath and let me know what you think after we go inside. Sure enough, the seller (realtor mind you) had decided to take a double wide trailer, lift it up, throw a foundation on underneath it then have the balls to list it as a modular home... Viewing the basement, it was completely evident from the I-beam frame and trusses that it was indeed a mobile. The brackets were there to mount up the leaf springs, axle's and wheels. I looked at my wife, who then looked at our realtor, and we both said, what kind of **** are you trying to pull over on us? Our realtor looked puzzled, I explained everything to her, and she said it was listed as a modular by the other realtor. I did more digging, it was assessed as a mobile home. That's about the lowest scumbag thing to do, especially by someone who's a "realtor" of supposed ethics. HA! My wife is going to report this incident as it's a complete scam.
We tell people what's been going on, friends, family etc, they just look at you thinking, nooo, this can't be, people wouldn't be like that. They're in total denial, the fact is that the majority of Realtors are complete scumbags with little to no sales experience, nor do they even have any builder/construction experience to even tell a buyer, this is a well built home because, etc etc.
We've compiled a complete list of everything we've been put through, names/dates etc when this is all over with I think we'll be posting this up publicly to share with everyone the BS that NE realtors put you through to make a buck.

Sorry to hear you've had such a bad time. I can't believe that place actually still had the wheels in teh basement?!!!
But I'm not sure that the majority of Realtors are this bad. Definately some are. And realtors have a rep for showing you things way beyond your interested price with the excuse of 'just offer what you can'.
But they're not all this way. Our realtor, Ruthie from Hometown Realty in Hillsoboro was just fine. She showed us lots of land, and walked a good bit of the acreage with my husband. Now she doesnt' sell that much land, usually more houses, but we never really experienced the kind of things one hears about so much.
Try another agent?

Wow kaotik, you've had a really bad time of it... and I for one am sorry that you are going through this crap. In defense of your realtor, I have to wonder if she was aware of what this home was (until you all got downstairs). It is NOT correct to list a mobile (in NH, we call them manufactured housing  as a modular. Two entirely different things--there are some very nice modular homes (they gotta be strong if you're going to transport them, then lift them with straps and set them onto their foundations. They are definitely NOT mobile or manufactured houses tho! My first house was a modular, and the home inspector commented that the house was built better than many on-site "stick built" homes, also that if it was any better insulated, it would have been unhealthy (no air exchange via electrical outlets, etc)
I remember a couple of weeks back, you were pretty unhappy with this real estate "team" (you mentioned that there was some kind of issue with your contract for the sale of your house). How is it that you signed a Buyer Agency agreement with them? Did you list the house with the understanding that if they were your buyer agents, they would cut your commission for the sale of the house? I do hope that this all works out in the long run for you...

Kaotic... I just reread your post from 8/18 and realized something that I hadn't before... if I am reading your post correctly, the home (trailer) is owned by the agent you have a Buyer's Agency agreement with?? Did she disclose to you BEFORE bringing you into this house that it was hers, and did you sign a Disclosed Dual Agency agreement? This is simple real estate law, disclosure, disclosure, disclosure. I don't know why I didn't see that before. Oh, looking at the time of my post (1:11 AM) would explain that. Which is why I don't write contracts in the middle of the night LOL... Anyway, make sure you keep copies of EVERYTHING that you sign... hopefully you never need them but you never know...

I'm sorry that you've had a bad time, and cringe when I hear about things like this happening. I'll be the first to say there are PLENTY of shady agents out there. Sad but true... (Who would have thought?!?)
A Buyer Agency can indeed become a double edged sword. Without one in place, a licensee is limited in the information they can share with a customer. And legally, a Buyer Agent owes confidentiality, loyalty, disclosure, and promotion of the CLIENTS best interests (believe it or not...) Something that people need to understand is that these agreements have a definite starting and ending date. After that end date, the only tie to the agent would be for a home that they had introduced you to UNLESS you have signed a Buyer Agency Agreement with another licensee. How long was your agreement for? They can be of what ever duration you chose (a day, a week, a month... or more).
Write down as much of this as you possibly can, and consider consulting a real estate attorney. Details, including who introduced you to the house that you want to buy? Have you made an offer on a home, and if so, was it within the date(s) of the Buyer Agency Agreement? You'll need details to back up your feeling that "she didn't do her part". If at all possible, don't make another move until you've had professional advice. Usually an initial appointment is free, or minimal cost... most likely less than the $8,000

why don't realitors put more pictures of the house on the websites and why do they take pictures of a chair in the corner or a bed next to the window or even a flower vase on a shelf
