greetings! can my landlord use my address as their mailing address just becauase they own the building? They do not live in my apartment. Am i within my rights to have them change their address? If they choose not to change their address, can i reduce the rent to be compensated?

Your Landlord can send mail to the address, s/he needs to address it so it does not go into your mailbox for the apartment.
I would suggest you get a lockable mailbox, that the postal carrier can deposit your mail into but needs a key (only you have) to remove it. Any mail you get for him you mark does not live here, and return it to the USPS for it to be returned to sender.
BTW, its a federal crime for the landlord to remove mail from your mailbox without your permission.

I have addressed the issue and the landlord's mail does go into my mailbox hence the issue i am having. I have also addressed the issue of the landlord going into my mailbox to retreve their mail.
A lockable box might be a good idea. something to look into.
do i also have to sign for the landlord packages when delivered to my apartment?
No in fact I would not sign for them, If (UPS/FedEx/USPS) want you to sign for one of them, just tell them that is not you, he does not live in the apartment, and they package should be returned to sender.
The landlord is within right to use the rental address as mailing address and access the mailbox. However, you are not obliged to sign for the landlord's packages. Also, you will be right to return the landlord's mails you find in your mailbox as "party not at this address".
All the talk of "rights" aside, it might be better to discuss the situation with the landlord. If the landlord has a genuine reason to use the rental address as their mailing address and if the mail traffic is not too much, maybe the landlord can periodically pick up mail without getting in to the mailbox.
...

Only if the tenant owns the mail box. Ordinarily, the landlord owns the mailbox and grants the tenant use of the mailbox. Of course, landlord still cannot tamper the tenant's mail or do anything that violates the tenant's privacy.
Thanks for the input. i have had a discussion with the landlord and getting nowhwere. I froze paying the rent until i sort this out. I just feel the landlord should not be using my address as their mailing address while they do not reside at the premises.
i understand they own the property but i dont feel comfortable having my mail being touched by the landlord. On 2 occasions i have come home just to find packages on my door step.
There is no legit reason why the landlord is using my address as their mailing address other than the fact they own the building.
Seems i might have to go the lockbox mail route, but am not sure how "holding" the landlords mail is going to go over.

Sounds like your landlord is being somewhat rude & lazy about this situation, but in the end I think he's just going to evict you over this. It might not be fair, but he holds a lot of the cards.
