For both myself and a friend - Generally speaking, what is the best time to sell versus the best time to buy if you're in the seacoast area (Portsmouth), or relatively close (Dover, Exeter). I know this forum has several real estate brokers on it, but I'd also like opinions from those that have either bought or sold. The one selling is a house, the one buying is a condo, if that makes a difference. Thanks.

Not a broker, but have bought and sold many times, and do not think there is any best time. Yes, there is the spring market, with the most listings, so that means lots of competition on both sides.

Much depends, I think, on the demographics of your community. For instance, we sold a house last spring where the target demographic was a two earner professional family with pre-schoolers moving up from their city condo. Saying that, a retired guy bought the house!

We've bought in December, sold in January (not the same house...), each with good results.

There is some data showing higher prices in spring markets, collected by Case Shiller (used to be Case Schiller Weiss. Wonder what happened to Weiss), but the data I recall is about 15 years old.
