Land in Northern N.H.
Just read in the newspaper today that a new subdivision is being made up here in Berlin near the big ATV riding park. 72 lots total each having 11 acres. not sure on pricing yet but if i find any other info out, i'll pass it on for those looking for land up north.

That is even more spread out than the minimum acerage requirement that is in place in the town of Milan I believe. 792 acres for 72 lots seems a little bit excessive IMO. I guess if the economy improves the demand could increase, however.

Milan requires 3 acres to build a home. It is a bit excessive but they were also talking about some of that propery being wetlands which will have to be resolved before any selling can happen. It was sold by the man who owns the logging industry up here. He owns mountains of land up here and is slowing down his logging business since the mill closed down and selling of large tracts of land.

As someone with a Geographic Information Systems and Planning background I would examine the individual points.
1) It seems like the developer wants to make a quick money by selling fewer lots on higher amounts of acerage.
2) Will the development pay for itself or will infrastructure upgrades be necessary. This could cost the taxpayers.
3) Will the overall demand be great enough in the area that the development will be successful given the fact that Berlin's population is still declining?
4) Conservation land should be included given the fact that the development "footprint" is quite high. As someone involved with Geographic Information Systems and Regional Planning an Environmental Impact Assesment would possibly be needed.
5) Wise landuse management leads a good use of land over the long-term.(For example 72 lots * 3 acres equals 216 acres of land needed for development instead of 792 acres.
6) The major benefactor will likely be the positive feedback related to the construction industry, building industry, and more employment for workers. Obviously this is a big positive!
7) The current real estate outlook for the area shows a good quantity of homes for sale with the median price at 105K. The median home price in Milan is 199K based on the average of current MLS listings there.
It will be interesting to see what happens with this story.

it did say 8 miles or roads will be needed meaning the city would have to pick up the tab. That's all i really know about it so far. It's also supposedly up on a mountain hill with views meaning some of those acres with the lots are probably sloped and not very useful. in that case, 11 acres of land isn't really all that much if only 2 or 3 acres of land is actually useful.

Depends on what you deem useful. If you plan to farm it and it is mostly wetlands, no probably not useful. Me, I like to live where I can see no neighbors, where I can hang out my laundry without someone complaining that it ruins their view, where I can sit at the kitchen table and watch the wildlife. As long as enough of it is useful enough to build a house and you can put in a septic system, I would think that just the wildlife and serenity it offers makes it useful.

Danielle,
I heard that the sub-division is to be based on a sportsmans aspect with rifle ranges,skeet ranges, and atv/ snowmobile trails . It is also suppose to have a club house. Their cutting the roads now with a model building within the next two months. The houses are to be log cabins as is the club house.

I haven't read that but it would make sense to have all that available. I know Jerocho park is adding a camp ground to attract those to the ATV park from out of state which this town needs for the economy boost.
