Colebrook, NH
I was just wondering if anybody who is familiar with Colebrook, NH knows anything about a house for sale on Pleasant Street.?.?. Other than the fact that it's on the same street as a fire station, is there something wrong with it that has kept it on the market for this long? Thanks for your opinions!

LACarol - please be aware that Colebrook is misnamed. This time of year it should be named COLDbrook. The house has probably been on the market for a long time because the economy of northern NH collapsed a long time ago and has not recovered. Colebrook is a pretty little village but with the paper mill shut down there is very little money in the area.

Morning LACarole,
I've taken a few minutes to take a look at the home over the internet. Without getting into the homes location, job availabilities, length on the market and such, It does appear the home is in relatively good condition for it's age.
With the use of info given in the description and the photographs, it "appears" the electrical, heating, domestic hot water and most/some of the windows have been replaced. The addition of new sheet rock "may" infer that the wiring has been updated as well as addition insulation within the walls.
The metal roof also is a good indicator that money was spent with longevity in mind and not a repair that was completed for resale value.
One item I noticed in a photograph was the piano sitting on what appears to be a well maintained hardwood floor. This leads me to believe, once again, that the home, most likely, is somewhat well cared for. The floors may have been refinished for the sale but, I seem to doubt that the piano was moved into the home just for effect.
The lot is less than a half acre but not unusual for an in town home. Public water and sewer is certainly not a drawback.
Things to consider may be condition of the foundation. Often times these older home sit quite close to the ground. This makes the home vulnerable to sill damage due to rain water, as well as insect infestations, such as carpenter ants.
Other major cost to older homes usually entail the repair or replacement of older items such as plumbing piping and chimney repairs. In this particular home, it "appears" that many of these items have been taken care of. Once again, quality of workmanship will go along way in determining the true value of the home.
And, as Val has recently mentioned, not all photographs are a true depiction of the condition of the home. A picture may be worth a thousand words but seeing it up close and personal is "priceless". The investment of a few hundred dollars for a home inspection is always good advice.
Hope this helps....

LACarole,
I know this house fairly well, it is four houses from my house. I'm sorry for not getting back sooner early morning 2 hour commute and the same for the ride home wears you down . I actually went to an open house there last summer, just to be nosy. The pictures don't tell the whole story. The house does need work. The kitchen needs a lot of work, as well as the first floor bathroom. It seems most of the renovation was done on the second floor . We were told the people ran out of money and could not finish . The lawn you see in the picture does not belong to that house but to a neighbor next door.
More importantly if you have young children , the apartment building across the street seems to house the town derelicts and weirdos. If I can help please don't hesitate to e-mail me.
Chuck / Colebrook

lol. I held an open house when I sold and I met a fella' that stated thats what he does on weekends. He looks for open houses even though he is not a serious buyer. He just likes to take the kids and wife for a ride and look at "what might be" plus usually there are refreshments.

LOL While talking to the real estate agent, she told us the only people who showed up were the neighbors. They had the open house the day of the Moose Festival

My only experience with Colebrook is the annual Blessing of the Bikes at the Shrine of Our Lady of Grace. From what Is ee it is a quiet town without much industry. But then I only visit there once a year. It's a beautiful ride up and beautiful country.
