Home inspection (credit, maintenance, average cost)

Hello all,
I was wondering what do you all recommend to home inspections. The reason I am asking is bc where I am from, MD, I would have never thought of asking for water testing or septic inspection, etc, since we had city water, city sewage. So, are there things that more important to test for in NH?
Also, I am not sure if it's allowed to do on this board, but if you have any kind of recommendations on Home Inspectors, I would greatly appreciate it.

Inspector Reccomendations- I sent you a DM with a company to avoid.

Inspection items, this is what I would have done but obviously some of these are not needed depending on the home:

1) General inspection (all)
2) Pest inspection (all)
3) Septic pumped & inspected (if it has a septic)
4) Flu's cleaned & inspected by accredited chimney sweep (unless it only has gas)
5) Radon Air (all)
6) Water Test- to include VOCs, Radon-Water, etc (if it has a well)

I also think it is best to use "specialists" as much as possible (for example, a chimney sweep who cleans & inspects vs. just having inspector look up the pipe).

I know all these may be a little costly...but also realize you are getting your septic & chimney maintenance done for the year/two; and the other inspections give you a better idea of whats wrong with the property so your price can be adjusted accordingly.

as to a referral, our own JThibodeau is a home inspector, he may cover your area. While I haven't yet had the pleasure of hiring him, once we have a place to get inspected I do plan on having him check out any place we are going to really consider. And I've heard from another that he really is great.
