We will ultimately sell our condo (located between Nashua and Manchester), but for now, we're looking to rent it out. My husband was relocated to a different part of the country. We're not sure what we should list the condo at, and I was wondering if anyone here had any advice. It's a two bedroom, one bathroom, corner unit on the first floor -- no stairs to deal with. Our complex is quite small and quiet, and it's within a very easy commute to both Route 3/the Everett Turnpike and Routes 101, 293, and I-93. We also have a storage unit on the first floor as well. The condo fee is under $200 per month, and that pays for outside maintenance, shoveling, plowing, lawn care, and lawn care. The condo is 1000+ square feet. We have really enjoyed our time there and we wouldn't be moving if my husband was still employed here. If anyone could provide some advice, that would be great. Thanks!

Good plan Zoe. While there are some indications that in MA and NH, we've passed "the bottom", only time will tell if that's true. In any case, sale prices are still the lowest they've been since 2004, and if you can wait to sell even for a year or two, you *may* see increases in price. Of course the crystal balls are still cloudy on that (even for us Realtors!) but that is the general consensus... 2009 to stay somewhat flat, with very slight gains coming in for the spring 2010 market. We shall see...

Anyway, if your condo is between Nashua and Manchester, I'm guessing it's in Merrimack? Your best bet is to either ask a real estate agent to list the property in MLS, and he or she will help you screen potential renters. The cost for an agent to do this is usually 1 month's rent. If you prefer to rent it on your own, check rental prices on craigslist or look in the local paper or check NNEREN.com for comparable rentals. Good luck

Thanks Valerie! I'm glad to hear that you think we have a good plan in place. We'd LOVE to sell our condo as soon as possible, but we know that won't happen for quite a while.

Yes, our condo is in Merrimack. We'll think about listing it with an agent. It's probably best to do that but it's also a lot of money to part with in order to do so. We'll see. Whatever we decide, we should do it soon. We're hoping to rent the condo out on July 1st.
