Default Property taxes

Help please, My husband and I are moving to NH next year and need to figure out what we can afford. I have been looking at Bedford, Merrimack, Amherst, Hollis and Londonderry. I need a price range for property taxes in the following towns to determine our price range.

Go to www.nneren.com and look at properties. They usually include the annual taxes paid. What price range are you looking at? Here's a nice house in Amherst:

The price is 499k. The property taxes are $10.5k.

You can also get the tax rate for the current year (roughly) from the town's website. A quick google search is often all that's needed to find the exact rate for the town.

In Hollis for example, all the info you need can be found here: http://www.hollis.nh.us/assessing/assessing_main.htm. You can even find the assessment by address.

Be aware, however- that the assessed value and "fair market value" (what you should expect to pay) don't usually line up. It can go either way based on different factors.

People here can help. We moved from MA to NH in 1995 and looked at Hollis and Amherst. At the time Bedford did not have its own high school so we eliminated that town. Merrimack at the time had a creation/evolution battle being waged in its school system so we did not look there. I have been through Londonderry but know little about it. NH is divided east/west by the Merrimack river which runs through Manchester and Nashua. We don't do much on the other side of the river...

adding to that excellent advice from everyone else - be aware that property values also vary statewide


a 3 bedroom home in Derry will be valued MUCH higher than a 3 bedroom home in Washington.

The 2nd link's map is helpful. Too bad it doesn't yet use the 2008 numbers. I wonder if I can do something about that.

If you want the numbers for '08... try going to 2008 and download the pdf. It has them all in a table - just doesn't have a map (so print out, or save off the map from the other site!).
